Make Specialist - Cascades at Southern Hills

Job Overview

Ensures that vacant units meet the established quality standards for re‑leasing by performing technical and mechanical work that brings all vacant apartment homes to market‑ready condition in line with the Company’s standards.

• Complete all necessary repairs and improvements to apartment homes prior to resident move‑in following the community’s make‑ready checklist.
• Caulk and seal windows, sink areas, toilets, bathtubs, and showers as needed.
• Inspect sheetrock for damage and repair or replace as required.
• Perform touch‑up paint for vacant and occupied units under direction of Service Supervisor or Community Manager.
• Assist in maintaining grounds, common areas, and amenities: pick up trash and debris, pressure‑wash breezeways and pool areas, perform general cleaning, and paint curbs and signage.
• Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and using tools and equipment efficiently.
• Complete the make‑ready checklist and all other required maintenance documentation promptly as directed by Supervisor or Manager.
• Attend and participate in the community’s routine safety meetings; complete required training on OSHA and related safety laws; report accidents and incidents promptly.
• Demonstrate customer service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.

• Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Push, pull, lift, and carry weights up to 25 pounds independently and up to 50 pounds with assistance.
• Travel, enter, and exit the building and property areas as required.
• Work a flexible schedule, including “call” during evenings, weekends, and holidays.

• Base salary with eligibility for quarterly or annual bonus (corporate) or weekly, monthly, and/or quarterly bonus (onsite).
• Sign‑on bonus of $500 after 90 days of hire date.
