Maintenance Supervisor

Maintenance Supervisor – Monte Vista Apartments | Turlock, CA

We are seeking a skilled Maintenance Supervisor to join our team at Monte Vista Apartments in Turlock, CA. The full‑time position with full benefits is responsible for the overall maintenance of the property and supervision of the maintenance staff on site. The supervisor will be hands‑on and complete work orders timely, leading the maintenance team to ensure operational excellence, curb appeal, and resident satisfaction.

Pay range: $33.00 – $35.00 per hour.

• Work with the Community Manager to coach and monitor the maintenance team’s performance against community goals.
• Assist in training the maintenance team on maintenance, safety, and customer service procedures.
• Assist the Community Manager with the annual budget and make recommendations on bids.
• Adhere to and enforce compliance with all state law regulations and CONAM policies and procedures relating to the apartment community.
• Perform and oversee routine preventative maintenance on equipment and systems.
• Participate in an on‑call rotation to provide after‑hours emergency maintenance services as needed.
• Ensure compliance with safety regulations and operational standards in all maintenance activities.
• Drive locally for business purposes related to property management maintenance.
• Other duties as assigned.

• Minimum of 2+ years of hands‑on experience in apartment maintenance or equivalent.
• 2+ years of multi‑family industry experience preferred.
• 1–2 years in a supervisory role strongly preferred.
• Technical proficiency with tools and power equipment (drills, saws, grinders, electrical testers, HVAC systems, plumbing tools) and general carpentry.
• Proficiency in Microsoft Office applications preferred.
• Strong troubleshooting skills to quickly assess and resolve maintenance issues.
• Excellent verbal and written communication skills to interact with residents, team members, and vendors.
• Passion for delivering exceptional service to residents.
• Willingness to work a flexible schedule and participate in an on‑call rotation for emergency maintenance.
• Ability to lift up to 50 lbs.
• Valid driver’s license and proof of automobile liability insurance coverage.
