Senior Maintenance Technician
The Senior Maintenance Technician is responsible for the general maintenance and upkeep of City Mission properties, including approximately 66 apartment units, shelters, and other agency properties. This position performs interior and exterior building maintenance, repairs, preventive maintenance, and apartment unit turnovers while working closely with the Property Manager.
The following duties are considered essential to the position. Qualified individuals must have the ability to perform the following duties:
- Work with the Property Manager to coordinate and complete repairs, maintenance, and unit turnovers for City Mission apartments, shelters, and other properties.
- Perform general building maintenance and repairs, including basic plumbing, electrical, HVAC, carpentry, painting, and other routine maintenance.
- Troubleshoot maintenance issues and communicate repair needs to the Property Manager.
- Maintain warranties, service records, and building maintenance files.
- Perform and schedule routine and preventive maintenance on building systems and equipment.
- Assist with property and apartment inspections and address identified maintenance needs.
- Coordinate with outside contractors and service providers as directed by the Property Manager.
- Ensure appropriate safety procedures are followed when performing maintenance duties.
- Maintain tools, equipment, and maintenance supplies in an organized and serviceable condition.
- Respond to occasional after-hours emergency maintenance calls.
- Perform janitorial duties when necessary.
- Perform groundskeeping and seasonal property maintenance when necessary.
- Assist other maintenance staff with projects and provide guidance based on experience when appropriate.
- Perform other maintenance-related duties as assigned.
Education & Experience
- High school diploma or GED required.
- Minimum of five years of experience in apartment, residential, commercial, or general building maintenance.
- General knowledge and practical experience with building maintenance and repair.
- Experience with HVAC, plumbing, electrical, painting, carpentry, and general property maintenance is preferred.
- Ability to work independently, stay on task, and appropriately prioritize maintenance needs.
- Ability to communicate effectively and work collaboratively with the Property Manager, other employees, residents, vendors, and contractors.
- Valid driver's license in good standing.
This position requires regular physical activity associated with property maintenance and may involve indoor and outdoor work in varying weather conditions. The employee may have occasional or frequent exposure to cleaning chemicals, dust, dirt, maintenance materials, and other conditions commonly associated with building and property maintenance.
