SUMMARY:

The Porter is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings of multi-family residential apartments.

Requirements

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Core duties and responsibilities include the following. Other duties may be assigned.
  • Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings.
  • Maintains grounds, common areas, and amenities by picking up/emptying trash and debris, vacuuming, moping, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed.
  • Removes trash from office areas and apartment community perimeter on a daily basis.
  • Assists with market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
  • Assist Maintenance Supervisor/Community Director and/or perform assigned maintenance tasks in a timely manner.
  • Assist in cleaning available apartments and/or models.
  • Assist maintenance team with snow (as applicable) and leaves removal.
  • Assist in trouble shooting/repair of mechanical, carpentry ad electrical problems.
  • Complies with company standards and applicable laws including but not limited to;
    Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attends and participates in company safety meetings and required trainings and other safety related laws and requirements, and by reporting accidents and incidents promptly to supervisor.
  • Reports known safety hazards, equipment, and customer concerns to supervisor.
  • Responds quickly to emergency situations during work hours and on-call coverage.
  • Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs. Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies.
  • Maintains high levels of customer service for prospects, residents, vendors, and associates.
  • Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES:

This position does not have direct supervisory responsibilities.
