Responsibilities
- Must be reachable via a company-provided emergency cell phone after hours to respond to emergencies involving life safety, property damage, or common areas, including evenings, weekends, and holidays.
- Respond to and resolve emergency maintenance issues such as sewer backups, water intrusion, and related incidents.
- Coordinate and ensure proper cleanup, including working with outside vendors when necessary.
- Perform general building operation and maintenance duties, including drywall repair, painting, routine property and building inspections, boiler checks, sprinkler room inspections, fire panel checks, filter and light bulb replacement, and minor plumbing-related repairs.
- Install portable A/C units, pick up supplies, use ladders, and access rooftops for minor repairs.
- Conduct routine maintenance on equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring to make sure they’re operating efficiently and make any needed repairs
- Manage other maintenance requests as required
- Make records of when any equipment was services and repairs were made
- Examine building windows, walls, and doors for damage and perform repairs when needed
- Establish and implement preventative maintenance protocols to keep equipment operations smooth and eliminate safety risks
- Work requires sufficient physical ability to perform building maintenance tasks, including bending, climbing, and lifting.
- Adherence to all applicable safety standards is essential to successfully perform the duties of the position.
- Must be able to demonstrate advanced understanding of maintenance equipment, techniques and procedures
- Flexible availability for on-call maintenance requests on nights and weekends
- Over 2 years of maintenance experience
- Superb attention to detail, work ethic, and communication skills
- High school diploma/GED or equivalent
$55,000 - $62,000 yearly
