University Housing Facilities Maintenance
University Housing provides an essential element of the Illinois experience, with hundreds of employees across seven units working together to build and maintain safe, healthy and welcoming homes for our residents. With 26 residence halls, three apartment complexes, nine dining locations, multiple storage facilities, miles of sidewalk, a quad and so much more to care for - our Facilities team has its hands full. University Housing Facilities include maintenance, facility planning, engineering, interior design and building service.
Job Summary
Inspects buildings, grounds, and all related building systems within University Housing to identify maintenance needs and support safe facility operations. Prepare and monitor work orders, maintain key and lock systems, and coordinate maintenance and repair activities with Housing crafts and trades staff. All University Housing staff foster a respectful, inclusive, and collaborative work environment within University Housing.
Duties & Responsibilities
Facility and Equipment Inspections
* Inspects buildings, equipment, and grounds and identifies and reports any maintenance issues and/or necessary repairs.
* Inspects Housing units for defective and missing items such as door hardware, glass, tile, paint, light fixtures, etc.
* Inspects and maintains life safety equipment including recharging fire extinguishers, cleaning and replacing smoke detectors, operating a computer-based fire alarm system, and inspecting standpipes, sprinkler heads and other fire extinguishing systems.
* Inspects and maintains building exteriors and grounds including interior lighting systems, on-site utilities, drains, gutters and downspouts, masonry, siding, windows, and doors.
* Inspects and makes minor adjustments to kitchen equipment.
* Inspects and coordinates repairs for food service equipment such as freezers, coolers, dish machines, conveyors, grills, ovens, steam cookers, dispensers, and slicers.
Work Orders and Maintenance Coordination
* Prepares, issues, and monitors work orders for building maintenance and repair.
* With direction from supervisor develop priorities and the coordination of work with appropriate Housing crafts and trades staff.
* Maintain related records and documentation.
Key and Lock Systems
* Inspects, adjusts, and builds locks; cuts and maintains building keys and access/security codes.
* This may include changing lock cores, recombinating locks, cutting keys and maintaining key inventories.
Building Systems Maintenance
* Maintains electrical and mechanical building equipment.
* Conducts ongoing inspection of building heating, ventilating, air conditioning, electrical, refrigeration, temperature control, plumbing and fire protection systems for proper operation.
* This may include lubrication and changing of belts replacing filters and performing other maintenance as required.
Equipment Monitoring and Records Management
* Reads and checks gauges, meters, and thermometers to control temperature and humidity levels.
* Maintains electronic and paper logs as required.
* Operates electrical and mechanical equipment using manual, electronic or computer-based control, to maintain proper lighting, temperature and humidity level.
Inventory Management
* Maintains stock of repair parts and participates in making necessary purchases as required.
* Maintains an inventory of equipment and replacement parts.
Performs other duties as assigned.
Physical Demands and Working Conditions
Work may involve occasional exposure to noise, changing temperatures, humidity, wet conditions, outdoor weather, construction activities, mechanical equipment, and other conditions commonly associated with residential, maintenance, and construction environments.
Work Schedule, Travel, or Other Job Expectations
Position involves travel between University Housing facilities and maintenance, mechanical, construction, or other operational areas as needed to perform assigned responsibilities.
Work schedules vary from 8am-4:30pm Monday
-Friday, 8am-4:30pm Friday-Sunday/4pm-12am Monday-Tuesday, and 4pm-12am Wednesday-Sunday.
The position involves conducting inspections of facilities, monitoring maintenance activities, and responding to operational issues. Duties may involve accessing maintenance, mechanical, construction, or other operational areas to observe work, inspect conditions, and evaluate facility needs.
Minimum Qualifications
* High school diploma or equivalent.
* One (1) year (12 months) of experience in construction work or in the operation of electrical and mechanical building equipment.
