The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance, and supports the make‑ready process in alignment with operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance
- Regular/daily onsite attendance required.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Ensure all repairs and replacements necessary for community common areas and units.
- Assist with scheduling and performance of all maintenance/repair‑related turn events.
- Assist in the daily cleanup of the exterior, including grounds, breezeways, and all common areas.
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Maintain preventive maintenance program to extend life of the community while minimizing future repairs.
- Understand and follow Asset key policy.
- Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Assist with monitoring inventory of equipment and supplies as requested.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, work in progress, etc.
- Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Participate in on‑call emergencies at the community.
- Utilize property resources, equipment, and supplies economically.
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
- Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce community policies as delegated by the immediate supervisor.
- High School Diploma or equivalent.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly move about, ascend and descend ladders, stairs, ramps, step stools, etc., move in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position, reach, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands, fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess accuracy, neatness, thoroughness of work, identify and inspect objects and areas, exposed to outdoor weather elements, low and high temperatures, and hazardous chemicals, and able to work overtime, weekends, night hours…
