Responsibilities
- Assists and completes work orders generated from resident requests and routine upkeep, diagnosing issues and making repairs in accordance with policies and safety standards.
- Oversees the "make‑ready" process for vacant units, including pre‑move‑out inspections, punch list creation, vendor scheduling, material procurement, task completion, and final inspections.
- Develops and maintains cleanliness and appearance standards for community grounds, amenities, building exteriors, interiors, and common areas to reflect company quality.
- Inspects work performed by service team members, contractors, and vendors to ensure quality, adherence to scope, and compliance with specifications.
- Maintains adequate inventory of spare parts and maintenance materials and coordinates with the Community Manager to order supplies within budget.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Supports cost‑cutting initiatives by repairing rather than replacing parts and conserving materials and supplies.
- Conducts scheduled safety meetings, maintains current MSDS sheets, and stays updated on OSHA and related safety regulations to ensure community compliance.
- Demonstrates customer service skills by treating residents respectfully, answering questions, handling complaints, and assigning work orders with efficiency and urgency.
Hourly rate: $32.00 – $35.00. Additional compensation may include participation in bonus programs (quarterly, monthly, or weekly) and eligibility for overtime pay.
