About this role:
The Maintenance Technician provides excellent resident services while performing maintenance duties to maintain and enhance the value of the community. This role supports the Community Manager in all phases of the physical maintenance of an income-producing property.
The Roving Maintenance Technician will provide coverage across multiple locations, rotating between different sites, supporting various teams as needed, with flexible work location depending on project needs, and on-site presence at different properties. A valid driver s license is required.
Hourly pay range:
$25.00 - $28.00 DOE
What you’ll do - Includes but are not limited to:
- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
- Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and related maintenance work as necessary.
- Ensure exterior curb appeal and cleanliness of grounds. Walk the property several times a day, pick up debris, and ensure pet stations are stocked and emptied.
- Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
- Maintain high standards of resident service and relations for the entire staff.
- Ensure residents are provided with a clean, safe, well-maintained community and that apartments are made ready after vacancies.
- Maintain accurate inventory control of tools, equipment, and supplies. Use all personal protective equipment as assigned (back belts, goggles, dust masks, hard hats, gloves).
- Ensure maintenance requests are handled promptly and completed within 24 hours; if parts must be ordered causing a delay, notify the Community Manager and inform residents.
- Adhere to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety hazards, signage) under the direction of the Maintenance Supervisor or Community Manager.
- Be familiar with the location of shutoffs (gas, electric, irrigation, water) and sewer cleanouts; know the location of all apartment and fixture shutoffs and posted maps.
- Assist in apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
- Know the current condition/status of all vacant units.
- Recommend improvements to operations, safety, and quality of service; suggest changes in working conditions and equipment use to increase efficiency.
- Perform on-call emergency service as required.
- Assist in special maintenance projects and preventive maintenance of building components and/or mechanicals as directed.
- Interpret and enforce safety regulations; adhere to company policies on safety and maintain required records (e.g., Safety Data Sheets) for hazardous materials.
- Maintain regular and timely communication with Site Management regarding maintenance problems or health/safety deficiencies.
- Represent Cloud Ten Residential in a professional manner with a positive, neat appearance and appropriate grooming; promote Cloud Ten Residential as appropriate.
- Attend and participate in training seminars as requested and assist other staff as needed.
- Deliver communications to residents and assist in setting up resident functions and activities as required.
- Perform other duties as assigned.
