The Maintenance Technician at Monterey Villas performs general maintenance tasks—including work orders, unit turns, grounds upkeep, curb appeal, clubhouse, amenities, and common areas—to preserve the assets and provide a quality living environment for residents. This position reports to the Community Manager, General Operations Manager, or Maintenance Supervisor.

Job Responsibilities
  • Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and appliances.
  • Repair and maintain interior and exterior property features such as doors, windows, walls, flooring, and fixtures.
  • Respond to maintenance requests from residents, ensuring timely and efficient issue resolution.
  • Prepare vacant units for new residents—including painting, cleaning, and repairing or replacing damaged or worn items—and ensure all units meet community standards.
  • Conduct regular inspections of common areas, equipment, and building systems to identify maintenance needs.
  • Implement a preventive maintenance schedule to reduce equipment failure and costly repairs.
  • Respond promptly to emergency maintenance requests (e.g., plumbing leaks, electrical outages, HVAC failures) and be available for on‑call duty as required, including evenings, weekends, and holidays.
  • Ensure all work complies with safety regulations, building codes, and report any hazards or compliance issues.
  • Maintain adequate supply of tools, equipment, and materials, and assist in organizing and stocking the maintenance shop.
  • Complete work orders and related documentation accurately and maintain tracking records.
  • Assume additional duties and tasks as assigned.
Required Qualifications
  • High school diploma or GED equivalent.
  • Minimum 2 years of property‑management or related experience.
  • HVAC and/or CPO license preferred.
  • Proficient knowledge of electrical, plumbing, and appliance repair with hands‑on experience.
  • Knowledge of environmental/industrial hazards (e.g., asbestos, lead, mold, radon) applicable to residential housing.
  • Ability to use a personal smart device for property‑operations apps and communication.
  • General understanding of Microsoft Suite and property‑management software.
  • Proficient reading, writing, and speaking in English.
  • Proven organizational and time‑management skills.
Job Requirements
  • Operate in a fast‑paced indoor and outdoor setting.
  • Multitask, adapt quickly to changing priorities, and meet tight deadlines.
  • Interact frequently with clients or customers, demonstrating effective communication and professionalism.
  • Work five days onsite, typically including weekend coverage, and be on‑call as requested.
  • Perform continuous physical effort including heavy lifting (over 50 lbs.) and other strenuous activities.
  • Possibility of occasional travel to meetings or other locations.

  • Communicate basic technical or factual information to colleagues and immediate managers.
  • Handle routine, somewhat repetitive problems using clear directions and defined procedures.
