Full Time: 8:00 am – 4:30 pm, Monday through Friday with rotating weekends as needed.
Job SummarySupervise and direct the activities of team members and contracted services in the Facilities Maintenance Department to meet the goals and support the mission of the community and Pinnacle Living in an efficient and professional manner.
Job Duties (Essential)- Direct and supervise maintenance personnel, assign and schedule work by priority, ensure timely completion, and inspect work to ensure quality workmanship and adherence to policies and procedures.
- As directed by the Director of Maintenance & Engineering or by work order:
- Work independently to install, maintain, or repair a wide variety of building architectural features according to department policies, procedures, and practice.
- Perform duties not requiring mastery of a specific trade; assist in implementing a comprehensive preventive maintenance program and maintain records.
- Assist other team members to complete maintenance and repairs to the physical plant and campus promptly.
- Manage specific contracts and contractors, ensuring compliance with policies and procedures.
- Troubleshoot equipment and make recommendations on repair needs; conduct daily rounds of the facility and specific equipment, reporting repair needs to the Director.
- Serve as the designated on‑call maintenance person for after‑hour emergency maintenance at scheduled times.
- Attend safety meetings, in‑services, other training, and follow department safety procedures; recommend improvements to enhance operation, safety, and plant efficiency.
- Assist the Director in preparing the annual operating and capital budgets.
- Manage parts, supplies, and tool inventories; make purchases within established guidelines.
- Report deficiencies beyond the control or capabilities of the maintenance division and assist in planning remedies.
- Ensure compliance with State Health Department, Department of Social Services, VOSH, NFPA, Life Safety Code, and State/Local building codes.
- Coordinate use of Facilities Maintenance team members with other departments to facilitate timely setup of furniture and equipment for routine and special events.
- Maintain a comprehensive emergency and quick reference guide to the community’s systems.
- Implement and facilitate training and development of team members.
- Assist with grounds maintenance, including snow and ice removal.
- Schedule and direct Facilities Maintenance team members for special or occasional services that integrate into their routine.
- Advanced knowledge of building maintenance trades and facilities management (electrical, plumbing, HVAC, carpentry, painting) to supervise daily maintenance needs.
- Strong knowledge of building standards, codes, and regulatory requirements.
- Ability to diagnose and troubleshoot system issues.
- Proficiency with specialized tools, power tools, and trade hand tools.
- Proficiency with Microsoft Office and Outlook.
- Good communication skills.
- Excellent customer service skills.
- Must work in an on‑call capacity for emergency calls.
- Technical/vocational degree in a maintenance or skilled‑trade field required.
- Virginia driver’s license; ability to obtain CDL.
- At least 2 years of experience in building/grounds maintenance management.
- Ability to lift 60 lbs, climb ladders, and work on scaffolding.
- Ability to work in extreme weather.
- Ability to wear personal protective gear correctly most of the day.
- Ability to respond quickly to sounds and to see and respond to dangerous situations.
- Ability to move safely over uneven terrain or in confined spaces, including crawl spaces and attics.
