The Groundskeeper / Porter is responsible for maintaining the overall cleanliness, curb appeal, and appearance of the apartment community. This position supports the maintenance team by ensuring common areas, grounds, amenities, and vacant apartments are clean, organized, and ready for residents and prospective tenants.

The ideal candidate is dependable, self-motivated, and enjoys working outdoors in a fast-paced environment.

• Maintain the cleanliness and appearance of the property grounds.
• Pick up trash and debris throughout the community.
• Keep breezeways, sidewalks, parking lots, and common areas clean and free of hazards.
• Assist with apartment make‑ready preparation by removing trash and cleaning units.
• Help maintain pools, amenities, laundry rooms, and recreational areas.
• Perform basic landscaping duties, including blowing, sweeping, watering, and light pruning.
• Assist the maintenance team with moving appliances, supplies, and equipment as needed.
• Report safety concerns or maintenance issues to the onsite management team.
• Follow all company safety policies and procedures.

• Previous groundskeeping, porter, janitorial, landscaping, or general labor experience preferred.
• Ability to work outdoors in various weather conditions.
• Ability to lift up to 50 pounds and perform physical tasks throughout the day.
• Strong work ethic and attention to detail.
• Reliable transportation and dependable attendance.
• Positive attitude and willingness to assist wherever needed.

• Previous apartment community or property management experience.
• Basic maintenance knowledge is a plus.
• Ability to work independently and as part of a team.

• Multifamily apartment community.
• Primarily outdoor work with some indoor responsibilities.
• Frequent standing, walking, bending, lifting, pushing, pulling, and carrying equipment.
• Daily interaction with residents, vendors, and onsite staff.
