The Edmond, our multifamily community in Waco, Texas.
The
Assistant Maintenance
roleis responsible for supporting the maintenance team with service requests, repairs, preventive maintenance, unit turnovers, and overall property upkeep. This position requires strong problem-solving skills, organization, attention to detail, and a commitment to providing a safe and well-maintained community.

What You'll OwnAs the
Assistant Maintenance
, you will support the Lead Maintenance Technician and maintenance team in keeping the property, apartment homes, amenities, and equipment safe, functional, and well-maintained.
- Complete resident maintenance requests promptly andassistwith emergency maintenance needs while following safety procedures.
- Perform routine inspections and repairs involving basic electrical, plumbing, HVAC, appliances, and general maintenance.
- Conduct preventive maintenance inspections of A/C units, roofs, stairways, parking areas, laundry facilities, exterior lighting, andcommon areas.
- Keep walkways, stairwells,common areas, and other property areas clean, organized, and free of hazards.
- Maintain and organizemaintenanceshops, tools, equipment, and supply storage areas.
- Properly store chemicals according to manufacturer and company guidelines.
- Maintain community amenities, including pools, playgrounds, clubhouses, and recreational areas.
- Assistwithmaintainingthe cleanliness and organization of property grounds.
- Assist with preparing vacant apartment homes for new residents and ensuring units aremove-inready.
- Work with the maintenance team to complete make-ready units efficiently and ensure appliances, fixtures, and utilities are functioning properly.
- Maintainaccuratemaintenance records, including Freon replacement and pool logs as required.
- Assistwithmaintaininginventory records for appliances and equipment.
- Follow MSDS requirements, safety guidelines, company policies, and applicable regulations.
- Maintain a courteous and professional relationship with residents, coworkers, vendors, and team members.
- Report to work on time,maintaina professional appearance, and wear company-provided uniforms andrequiredsafety equipment when applicable.
Maintenance experience matters for this role.
Required Qualifications- Ability to perform the essential duties of the position satisfactorily.
- Basic knowledge of plumbing, electrical, and general maintenance.
- Strong problem-solving skills and ability to work independently.
- Strong organizational and multitasking skills.
- Excellent verbal, written, and interpersonal communication skills.
- Ability to follow safety guidelines, company policies, and maintenance procedures.
- Ability to work indoors and outdoors in various weather conditions.
- Ability to occasionally lift and/or move up to50 pounds.
- Previous experience in maintenance, property management, ora related field.
- Previous
multifamily or apartment maintenance
experience.
- HVAC experience.
- EPO experience.
- Experience with service requests, preventive maintenance, unit turnovers, and make-ready work.
- Experiencemaintainingpools, community amenities, tools, equipment, and inventory.
