Overview
This position is located at Ohana Military Communities in Honolulu, HI.
What you will do- Assume responsibility for meticulous upkeep of grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings.
- Remove trash from office and property areas daily and replace outside light bulbs as needed.
- Power wash exterior structures (homes, community centers, offices, etc.) as well as all public areas.
- Maintain fences, gates, and other property infrastructure.
- Assist in preparing market‑ready units by removing abandoned items, performing pressure washes, yard maintenance, and exterior upkeep.
- Assist managers with assigned maintenance tasks, including replacement or removal of appliances, water heaters, and other heavy items.
- Assist with cleaning of available units, including carpet cleaning where applicable.
- Assist the maintenance team with snow removal when required.
- Maintain accurate records for all work completed in accordance with HMC policy and standards.
- Maintain curb appeal, including removal of bulk trash items, litter, cardboard boxes, newspapers, phone books, and other discarded materials.
- Conduct routine inspections of playgrounds, picnic pavilions, BBQs, and other outdoor community amenities.
- Clean, paint, preserve playgrounds and other outdoor amenities, and repair playground equipment and fall‑protection materials.
- Paint as assigned when required.
- Represent property professionally at all times.
- Deliver communication documentation to residents.
- Contribute to resident retention programs.
- Ensure unsafe conditions are corrected promptly and report all unsafe conditions to direct supervisor immediately.
- Learn and ensure compliance with all company, local, state, and federal safety rules.
- Remove all abandoned furniture, trash, and boxes and transfer them to a dumpster or appropriate storage area.
- Transfer trash and other items left outside the dumpster into the dumpster and clean the area.
- Complete detailed work in the community on a regular basis, using a blower to keep sidewalks and walking areas free of loose grass and brush.
- Drive the company vehicle or a personal/rental vehicle to conduct company business more than 50% of the time to perform work duties.
- High School Diploma or GED (or equivalent) required.
- 1–3 years of previous work experience required.
- Ability to work outside in all weather conditions and perform physical work, including lifting weights up to 50 pounds occasionally.
- Reliable transportation required.
- Self‑motivated team player who pays close attention to detail and prioritizes work in a fast‑moving environment.
- Reliable and dependable attendance and punctuality are essential.
- Valid driver’s license required.
The hiring range for this position is generally between $18.75 and $21.63 an hour, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and experience.
