Job Summary

This position performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.

Essential Responsibilities
  • Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects, and making repairs per policies, procedures, safety standards, and code requirements.
  • Perform the “make‑ready” process to prepare vacant apartments for leasing and move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, material acquisition, maintenance execution, and final inspection.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
  • Complete documentation and paperwork accurately and in a timely manner to ensure service requests are properly tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control by repairing rather than replacing parts when possible and using tools and equipment efficiently.
Other Responsibilities
  • Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents and incidents promptly.
  • Periodically inspect contractor, vendor, and service provider work to verify that it meets quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns and communicate needs to management.
Physical Demands
  • Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Flexible schedule including evening, weekend, and holiday call time; occasional travel may be required.
Required Licenses or Certifications
  • EPA Type 1, Type II, or Universal certification for refrigerant recycling (Certified Service Technicians).
  • All certifications required by state and local jurisdictions (applies to all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.
Compensation

Hourly Rate: $22.00 – $25.00

• Base salary may be eligible for quarterly or annual bonus programs (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite positions).
