The Opportunity

We're hiring a Facilities & Contracts Manager to take full ownership of two commercial buildings on the same industrial park — the fabric, the plant, the equipment that keeps operations moving, every contract behind it, and Health & Safety across both sites.

This is a hands-on, single-owner role, not a coordination seat. You'll be our appointed competent person for Health & Safety and the Responsible Person for fire safety, and you'll be the one who knows when the next LOLER examination is due, which contractor is underperforming, and what the landlord owes us. You'll report to the Senior Operations Manager, with a direct line to the Operations Director on anything safety-critical.

What You’ll Own Sites and buildings
  • Day-to-day operation and maintenance of two commercial/industrial buildings on one park, keeping both safe, compliant, functional and presentable.
  • Planned and reactive maintenance across building services: HVAC, electrical distribution, lighting, water systems, doors and loading bays, roofing and fabric.
  • The PPM calendar — building it, running it, and evidencing documentation.
Equipment and plant
  • Warehouse and operational equipment: racking, forklifts and MHE, cold storage and fridges, and associated plant. You'll own servicing schedules, statutory examinations, repairs, spares and end-of-life replacement.
  • Cold chain integrity from a facilities standpoint — refrigeration servicing, F-Gas obligations, temperature monitoring and alarm response, contingency planning for failure.
  • Minimising downtime: understanding what's critical, what the single points of failure are, and having a plan before something breaks.
Health & Safety Responsibilities
  • Owning and maintaining the H&S management system: policy, risk assessments, COSHH, manual handling, DSE, working at height, and safe systems of work.
  • Contractor safety: RAMS review and approval, permits to work, induction, and CDM duties on projects.
  • Accident, incident and near-miss reporting and investigation, including RIDDOR — with root cause analysis and corrective actions that actually close out.
  • Chairing H&S meetings, running toolbox talks, delivering inductions and refresher training, and keeping the training matrix current (including forklift and first aid).
  • Fire and emergency management: fire risk assessments, evacuation plans, drills, marshals and first aiders.
  • Internal audits and inspections, and acting as the point of contact for HSE, fire authority, insurers and environmental regulators.
Statutory compliance
  • Fixed wiring inspection and testing (EICR), PAT and electrical safety
  • LOLER thorough examinations on forklifts and lifting equipment; PUWER and annual SARI/SEMA racking inspections
  • Legionella and water hygiene (ACOP L8 / HSG
    274) — risk assessments, monitoring, remedials
  • Fire safety: fire risk assessments, fire alarm and emergency lighting servicing, extinguishers, means of escape, sprinklers/dry risers where fitted
  • Intruder alarm, CCTV and access control — servicing, monitoring contracts and response
  • Asbestos management, gas safety, lifts and any other applicable regime on site

Where something is out of compliance, you'll flag it early, price the fix and get it closed out.

Contracts and suppliers
  • Full lifecycle ownership of the facilities contract portfolio: security, cleaning, waste, utilities, landscaping, pest control, M&E, refrigeration and equipment servicing.
  • Specification and tendering, commercial negotiation, SLA and KPI setting, performance reviews, and renewal or replacement decisions.
  • Writing clear scopes of work so contractors deliver what we actually need, first time.
