OverviewSalary Range $14.00 - $15.00 Hourly
Groundskeeper/Maintenance AssistantThe Groundskeeper / Maintenance Assistant supports the upkeep, safety, cleanliness, and curb appeal of a HUD-assisted residential property. This position assists the maintenance team with routine repairs, grounds care, unit preparation, and compliance with property standards and housing quality requirements. The role helps ensure residents have a safe, sanitary, and well-maintained living environment. HUD-assisted properties are expected to maintain safe and livable conditions and pass inspections, so routine maintenance, preventive maintenance, and timely repairs are core operational responsibilities.
Essential Duties & ResponsibilitiesGrounds & Exterior Maintenance
Pick up litter and debris from common areas, parking lots, and grounds.
Remove snow and ice from sidewalks, entrances, and parking areas as required.
Monitor exterior lighting and report outages or hazards.
Building Maintenance Support
Assist maintenance technicians with basic repairs and preventive maintenance.
Change air filters, light bulbs, smoke detector batteries, and similar items.
Assist with painting, cleaning, and minor carpentry work.
Help maintain tools, equipment, and maintenance storage areas.
Unit Turnover & Preparation
Clean and prepare vacant units for new residents.
Remove trash and abandoned items from units and common areas.
Assist with inspections and punch-list items prior to occupancy.
Safety & Compliance
Observe and report safety hazards, property damage, or code concerns.
Follow company safety procedures and use protective equipment when required.
Assist the property team in maintaining standards required for HUD inspections and property compliance.
Resident Service
Respond courteously to residents and direct maintenance requests to appropriate staff.
Help maintain clean, attractive common areas and community spaces.
High school diploma or GED preferred.
Previous groundskeeping, janitorial, or maintenance experience preferred.
Ability to operate lawn equipment, hand tools, and basic maintenance equipment.
Ability to lift up to 50 pounds and work outdoors in varying weather conditions.
Valid driver's license may be required.
Basic understanding of safety practices and property maintenance procedures.
Frequent walking, standing, bending, kneeling, and lifting.
Work performed both indoors and outdoors.
Exposure to heat, cold, rain, snow, and typical maintenance-related conditions.
