Position:
Maintenance Supervisor

The Maintenance Supervisor oversees all maintenance operations of a residential community, including service requests, preventive maintenance, personnel management, compliance with safety standards, and customer service. The role collaborates with the Community Manager to ensure that assigned staff and vendors maintain the property to the highest standards.

Essential Duties & Responsibilities
  • Maintain day‑to‑day site presence.
  • Coordinate, schedule, and respond to resident and management requests and work orders.
  • Ensure repairs and replacements for common areas and units are performed timely.
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
  • Manage maintenance supply inventory while staying within budget guidelines.
  • Implement and maintain a preventative maintenance program to extend asset life and reduce future repairs.
  • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA guidelines.
  • Promote safe work practices through hazard communication and training.
  • Participate in unit inspections when requested.
  • Control daily community operations and maintain accurate service request records.
  • Assist in general upkeep, maintenance, and cleaning of office, common areas, and model units.
  • Respond to on‑call emergencies at the community.
  • Obtain bids, pricing, and assessments from vendors, suppliers, and contractors, addressing service gaps as needed.
  • Direct and monitor maintenance, construction, and rehabilitation tasks to ensure quality and efficiency.
  • Supervise, train, and schedule maintenance staff under the Community Manager’s direction.
  • Track daily work progress and provide instruction or assistance when necessary.
  • Contribute to employee performance evaluations.
  • Provide ongoing training, coaching, counseling, and leadership to promote staff effectiveness and compliance with Asset training benchmarks.
  • Support excellent customer service, monitor service request turnaround, and maintain a positive community image.
  • Enforce community policies in collaboration with the immediate supervisor.
Education & Experience
  • High School Diploma or equivalent.
  • EPA and CPO certifications required; HVAC certification desired.
  • Basic computer proficiency and understanding of on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements

Small‑ to Mid‑Sized Properties

  • Regularly move between work sites, use hands and wrists repetitively, inspect objects, and perform tasks that may include working overtime, weekends, and nights.
  • Navigate tight spaces, ascend/descend stairs, ladders, ramps, and step stools; operate machinery, power tools, and vehicles; lift objects over 100 lbs.; handle outdoor weather and hazardous chemicals.
  • Occasionally stand or sit for extended periods.

Large‑Sized Properties

  • Similar physical demands with additional expectations to work overtime, weekends, and nights.
  • Occasional stationary work, lifting and moving objects over 100 lbs., and exposure to hazardous chemicals.
License / Equipment
  • Reliable transportation is required to meet emergency on‑call duties.
Salary Range

$25 per hour to $30 per hour.
