Maintenance SupervisorThe ideal candidate will have strong technical maintenance skills, prior supervisory experience, and a commitment to delivering exceptional service to residents while maintaining the community to the highest standards.
Maintenance Operations- Oversee and perform maintenance service requests, including HVAC, plumbing, electrical, appliance repair, carpentry, painting, and general maintenance.
- Ensure work orders are completed accurately, efficiently, and in accordance with company standards.
- Maintain accurate maintenance records within the property management software system.
- Lead and manage the apartment make-ready process to ensure vacant units are prepared for occupancy in a timely manner.
- Execute preventative maintenance programs to preserve community assets and minimize repair costs.
- Conduct routine inspections of apartment homes, common areas, building systems, and grounds.
- Supervise, train, mentor, and develop maintenance technicians.
- Delegate work assignments and monitor performance to ensure service standards are achieved.
- Promote a safe, productive, and team-oriented work environment.
- Ensure compliance with company policies, OSHA requirements, and safety procedures.
- Maintain the overall appearance and curb appeal of the community.
- Monitor community grounds, amenities, common areas, and building exteriors.
- Coordinate and oversee outside vendors and contractors, ensuring quality work and timely completion of projects.
- Assist with capital projects, renovations, and property improvement initiatives as needed.
- Deliver exceptional customer service to residents.
- Respond professionally to maintenance concerns and resident requests.
- Assist with emergency maintenance situations and participate in an on-call rotation for after-hours, weekend, and holiday emergencies.
- High school diploma or GED.
- EPA Certification.
- Valid driver's license.
- Minimum of 3 years of multifamily or apartment maintenance experience.
- Strong knowledge of HVAC systems, plumbing, electrical, appliance repair, carpentry, painting, and general building maintenance.
- Ability to troubleshoot and resolve maintenance issues independently.
- Strong customer service and communication skills.
- Prior supervisory or team lead experience.
- CAMT (Certified Apartment Maintenance Technician) certification.
- Experience with One Site or similar property management software.
- Knowledge of Fair Housing regulations and multifamily industry best practices.
- Ability to stand, walk, bend, stoop, kneel, climb stairs, and perform physical maintenance activities throughout the workday.
- Ability to lift up to 50 pounds regularly and heavier items with assistance when necessary.
- Ability to safely operate tools, equipment, and machinery commonly used in property maintenance.
