The ideal candidate will have strong technical maintenance skills, prior supervisory experience, and a commitment to delivering exceptional service to residents while maintaining the community to the highest standards.

• Oversee and perform maintenance service requests, including HVAC, plumbing, electrical, appliance repair, carpentry, painting, and general maintenance.
• Ensure work orders are completed accurately, efficiently, and in accordance with company standards.
• Maintain accurate maintenance records within the property management software system.
• Lead and manage the apartment make-ready process to ensure vacant units are prepared for occupancy in a timely manner.
• Execute preventative maintenance programs to preserve community assets and minimize repair costs.
• Conduct routine inspections of apartment homes, common areas, building systems, and grounds.
• Supervise, train, mentor, and develop maintenance technicians.
• Delegate work assignments and monitor performance to ensure service standards are achieved.
• Promote a safe, productive, and team-oriented work environment.
• Ensure compliance with company policies, OSHA requirements, and safety procedures.
• Maintain the overall appearance and curb appeal of the community.
• Monitor community grounds, amenities, common areas, and building exteriors.
• Coordinate and oversee outside vendors and contractors, ensuring quality work and timely completion of projects.
• Assist with capital projects, renovations, and property improvement initiatives as needed.

• Deliver exceptional customer service to residents.
• Respond professionally to maintenance concerns and resident requests.
• Assist with emergency maintenance situations and participate in an on-call rotation for after-hours, weekend, and holiday emergencies.

• High school diploma or GED.
• EPA Certification.
• Valid driver's license.
• Minimum of 3 years of multifamily or apartment maintenance experience.
• Strong knowledge of HVAC systems, plumbing, electrical, appliance repair, carpentry, painting, and general building maintenance.
• Ability to troubleshoot and resolve maintenance issues independently.
• Strong customer service and communication skills.

• Prior supervisory or team lead experience.
• CAMT (Certified Apartment Maintenance Technician) certification.
• Experience with One Site or similar property management software.
• Knowledge of Fair Housing regulations and multifamily industry best practices.

• Ability to stand, walk, bend, stoop, kneel, climb stairs, and perform physical maintenance activities throughout the workday.
• Ability to lift up to 50 pounds regularly and heavier items with assistance when necessary.
• Ability to safely operate tools, equipment, and machinery commonly used in property maintenance.
