Compensation: $60,000-$62,000
Phone Stipend: $75/month

- Inspect property regularly to identify problems, minimize liability concerns, and ensure excellent curb appeal.
- Assist the Property Manager in delivering exceptional customer service to residents, clients, vendors, and employees.
- Prioritize, assign, and monitor service requests to the maintenance team to ensure timely completion; assist with requests as needed.
- Lead, supervise, and train new maintenance team members, including performance management and team development.
- Maintain and conduct a preventative maintenance program that extends asset life while minimizing future repairs.
- Coordinate daily cleaning and maintenance activities, following up to ensure completion.
- Maintain all inventory and equipment and ensure proper storage while adhering to budget guidelines.
- Maintain a well‑organized and properly stocked maintenance shop, following safety standards and OSHA guidelines.
- Schedule and direct workers for maintenance/repairs related to turn events within budget; supervise all vendors and contractors throughout the turn process.
- Comply with all health and safety regulations on site.
- Conduct safety inspections as scheduled.
- Establish strategies to meet workload demands on time.
- Possess basic knowledge of local and state codes for permitting, sign ordinances, and pool regulations (when applicable).
- Participate in on‑call emergency rotation.
- Assist with interviewing, selecting, and training employees.
- Other duties as assigned.

- 2+ years of maintenance supervisory experience required; experience in student housing or multifamily industry highly preferred.
- HVAC experience, including EPA certification preferred.
