Position Title:
Maintenance Supervisor II

Compensation: $60,000-$62,000
Phone Stipend: $75/month
Direct Reports: 2+

Duties And Responsibilities
  • Inspect property regularly to identify problems, minimize liability concerns, and ensure excellent curb appeal.
  • Assist the Property Manager in delivering exceptional customer service to residents, clients, vendors, and employees.
  • Prioritize, assign, and monitor service requests to the maintenance team to ensure timely completion; assist with requests as needed.
  • Lead, supervise, and train new maintenance team members, including performance management and team development.
  • Maintain and conduct a preventative maintenance program that extends asset life while minimizing future repairs.
  • Coordinate daily cleaning and maintenance activities, following up to ensure completion.
  • Maintain all inventory and equipment and ensure proper storage while adhering to budget guidelines.
  • Maintain a well‑organized and properly stocked maintenance shop, following safety standards and OSHA guidelines.
  • Schedule and direct workers for maintenance/repairs related to turn events within budget; supervise all vendors and contractors throughout the turn process.
  • Comply with all health and safety regulations on site.
  • Conduct safety inspections as scheduled.
  • Establish strategies to meet workload demands on time.
  • Possess basic knowledge of local and state codes for permitting, sign ordinances, and pool regulations (when applicable).
  • Participate in on‑call emergency rotation.
  • Assist with interviewing, selecting, and training employees.
  • Other duties as assigned.

Qualifications
  • High school diploma or equivalent required.
  • 2+ years of maintenance supervisory experience required; experience in student housing or multifamily industry highly preferred.
  • HVAC experience, including EPA certification preferred.
