Responsibilities

  • Maintain preventative maintenance programs for assigned campus HVAC equipment, including air filter replacement, greasing motor bearings, changing fan belts, cleaning interior air handling unit walls and equipment, and ensuring mechanical rooms are kept orderly and safe.
  • Install, service, troubleshoot, and repair building automatic control systems for VAV boxes, actuator valves, variable frequency drives, solenoid valves, thermostatic controls, flow sensors, and other control devices, following as‑built schematic diagrams and blueprints.
  • Repair heating, air conditioning, and mechanical equipment such as heat pumps, air handlers, exhaust fans, pumps, electric and electronic components, and pneumatic control systems, adhering to all OEM and manufacturer operating manuals for maintenance and repair.
  • Adhere to all OSHA workplace safety standards, including use of ladders, lock‑out/tag‑out procedures, lifting and climbing, air‑respiration equipment, eye protection, protective coveralls, and confinement‑space requirements.
  • Maintain campus central heating and chilled‑water underground distribution valves and valve vaults throughout campus.
  • Respond to assigned work orders and perform a variety of skilled technical equipment repairs and preventive maintenance tasks while working in an organized and clean manner.
  • Maintain a positive and congenial attitude and presence when interacting with administration, managers, supervisors, faculty, fellow staff, and students.
  • Perform work on a standard eight‑hour shift and be available to assist with emergencies and routine maintenance to meet changing campus needs.
  • Represent LMU at construction project meetings, vendor job walks, professional organizations, and committees as required.
  • Perform other duties as assigned or requested.
  • Qualifications
    • High School diploma, HVAC trade school certificate, or equivalent experience.
    • Minimum five years proven experience in HVAC equipment and controls maintenance.
    • Current EPA refrigerant handling universal certification.
    • Safe working knowledge of electricity related to control component connections, motor connections, and lock‑out/tag‑out procedures.
    • Comprehensive knowledge of HVAC trade tools, including multimeters, ammeters, refrigerant charging equipment, airflow hoods, pressure testers, hand tools, and power tools.
    • Knowledge of Fire Life Safety code and Building Life Safety code.
    • Ability to work independently and as part of a team.
    • Some computer skills for use of the work‑order system, email, text, and document production.
    • Valid California driver’s license with a satisfactory DMV driving record.
    Shift Schedule

    Monday‑Friday, 8:30am – 5:00pm.

    Physical Demands

    Employees must sit, stand, walk, lift, carry, push up to 50lb., stoop, kneel, reach high and low, and perform finger movement, speaking, listening, and visual tasks. Additional requirements include use of depth perception.

    Work Environment

    Work performed in normal indoor conditions, away from hazardous materials. Noise, temperature, and lighting are within typical workplace tolerances.

    Mental Demands

    Requires frequent calculation, interrupted work, multitasking, sustained concentration, use of reasoning, judgment, and resourcefulness.
