Position Overview
As a Building Maintenance Technician II, you will oversee and repair the building infrastructure and related support systems. This role will assist in the safe operation, daily monitoring and maintenance of all building related infrastructure and equipment including roofs, structural building components, site components, septic and storm water systems, dock and man doors, dock plates, bollards and other protection elements, sprinkler systems, office and warehouse HVAC systems, electrical systems, etc.
Provide assistance to the Supervisor/Manager of Maintenance to ensure assets (Building/HVAC/Electrical, etc. systems) are managed in accordance with ASHRE, ASME, NEC, EPA, OSHA and applicable State and Local Codes.
Hourly pay: $26.29 – $32.87.
Work schedule:
Monday – Thursday, 6:00AM–4:30PM.

- Assist leads and supervisor with Building, HVAC, and Electrical systems including monitoring, troubleshooting, and repairs of compressors, fans, heating and cooling systems, motors, microprocessors, frequency drives, ventilation systems, lighting, power, and related equipment.
- Work closely with Operations (Warehouse, Safety, Security, Human Resources, etc.) to achieve common goals and maintain product integrity through building systems temperature control.
- Conduct preventive maintenance (PMs) within established timelines: oil analysis, filter changes, calibration of sensors and transducers, compressor checks/adjustments, relamping, belt changes, etc.
- Perform leak detection, required inspections and reporting, and evaluate and implement energy‑management strategies.
- Log time and materials into the Computerized Maintenance Management System (CMMS) daily as work orders, PMs, and other entries.
- Communicate daily all pertinent information regarding building infrastructure, systems operation and maintenance to departmental management and maintenance teams.
- Maintain housekeeping and cleanup of all maintenance areas, rooms and project areas on a daily basis.
- Interpret and understand plans, specifications, schematics, operating and maintenance manuals for systems overseen.
- Assist leads in developing standard operating procedures, daily work schedules and duty cycles for all repairs and maintenance.
- Assist leads in managing outside contractors (mechanical/HVAC and electrical) conducting service, repair and new contract work.
- Assist leads in creating budgets for individual projects, yearly capital and operating expenses.
- Assist MHE, Refrigeration and battery technicians with repairs, battery changes, charging, cleaning, and spill cleanup.
- 2–5 years of experience in Building or Electrical Maintenance (Ammonia experience preferred).
- Associate degree in General Studies or related field; knowledge of KPIs, Safety & Sanitation, Training & Development, Values & Teamwork.
- Good computer skills and basic knowledge of building systems: wet/dry sprinkler systems, double pre‑action sprinkler systems, compressed air systems, etc.
- Basic knowledge of HVAC systems: split systems, make‑up air units, RTUs, air handling units, gas regulators and components, Freon cooling, VAV systems, supply and exhaust systems, etc.
- Basic knowledge of building electrical systems: 480V, 277V, 208V, 120V, transformers, switch gear, motor starters, disconnects, contractors, low‑voltage controls, lighting systems, etc.
- Prefer Electrical License, Plumbing License, HVAC Certification/Schooling, Building Code Knowledge, Welding Certification.
- Special skills: HAZMAT, Low‑Voltage Control Systems.

Warehouse settings ranging from 50°F–90°F (Grocery), 28°F–60°F (Perishable), and –20°F–0°F (Freezer). - Physical abilities:
Good mobility, physical exertion, walking, bending, reaching, climbing ladders, working in high lifts, carrying tools and parts. - OSHA, Good Manufacturing Processes, PSM, RMP compliance.
