Job Description

The Service Technician position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders generated from resident requests, preventative maintenance, diagnosing defects, and making repairs according to policies, procedures, safety standards, and code requirements.
  • Completes the make‑ready process to prepare vacant apartments for leasing and new move‑ins by completing pre‑move‑out inspections, creating punch lists of needed maintenance, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory used, returning unused items, and notifying the supervisor about re‑ordering needs.
  • Completes documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be documented and tracked.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, practicing correct use of tools and equipment, and avoiding waste of materials.
Other Responsibilities
  • Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents promptly.
  • May periodically inspect work performed by contractors, vendors, and other service providers to verify that work meets quality standards, scope, and specifications.
  • Assists in conducting routine and periodic property inspections to identify safety concerns, keep the property in good repair, and communicate concerns about physical needs to management.
Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Rare or regular travel may be required to assist other properties, attend training, business meetings, or other duties.
  • Work a flexible schedule, including call‑outs during evenings, weekends, and holidays.
Required Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
  • All certifications required by State and Local jurisdictions (for all Service Technicians).
  • Valid driver’s license to operate a golf cart on property if applicable.

The hourly range for this role is $18 – $21.

Additional Compensation
  • Corporate Positions – may be eligible for quarterly or annual bonus based on individual and company performance.
  • Onsite Property Positions – may be eligible for weekly, monthly, and/or quarterly bonus programs.
