Position: Service Technician - Ironwood at The Ranch

Job Description Summary

Position performs technical and mechanical work to ensure the physical aspects of the building, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders generated from resident requests and preventative maintenance by diagnosing defects, making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Completes the “make‑ready” process for vacant apartments: pre‑move‑out inspection, punch list creation, scheduling vendors/contractors, obtaining supplies, completing tasks, and inspecting finished work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department: tracks inventory, returns unused items, and notifies the supervisor regarding reorder needs.
  • Completes documentation and paperwork in a timely, accurate, and complete fashion so that service requests are appropriately documented and tracked.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash/debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs/signage as needed.
  • Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste, and using tools/equipment correctly.
  • Other Responsibilities
  • Complies with safety and risk‑management policies: attends routine safety meetings, completes required OSHA and related training, and reports accidents/incidents promptly and accurately.
  • Periodically inspects work performed by contractors, vendors, and service providers to verify quality standards, scope, and specifications.
  • Assists in conducting routine and periodic property inspections to identify safety concerns, keep property in good repair, and communicate concerns to management.
  • Physical Demands

    Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas; work inside/outside in all weather; push, pull, lift up to 25 pounds independently and 50 pounds with assistance; flexible schedule including call‑outs evenings, weekends, holidays; travel may be required.

    Required Licenses or Certifications
    • EPA Type 1 and II or Universal certification for refrigerant recycling (applies to Certified Service Technicians).
    • All certifications required by state and local jurisdictions (applies to all Service Technicians).
    • Valid driver's license to operate a golf cart on property, where applicable.
    Additional Compensation

    The hourly rate is $22‑$23. Additional compensation may include quarterly or annual bonuses for corporate positions or weekly, monthly, or quarterly bonuses for onsite property positions.
