Job Description Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Execute the "make-ready" process to prepare vacant apartments for leasing: perform pre-move-out inspection, create a "punch" list of needed maintenance, schedule vendors and contractors, obtain supplies and materials, complete maintenance tasks, and inspect the finished work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory used, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
  • Complete documentation and paperwork promptly and accurately to allow service requests to be properly tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost-cutting and expense control programs by repairing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.
  • Other Responsibilities
  • Comply with safety and risk-management policies: attend routine safety meetings, complete OSHA and other required training, and report accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Service Technician
  • Assist with routine and periodic property inspections to identify safety and risk-management concerns, keep the property well-maintained, and communicate physical needs to management.
  • Required Licenses or Certifications
    • EPA certifications Type 1 and II or Universal for refrigerant recycling (for certified service technicians).
    • All certifications required by state and local jurisdictions (for all service technicians).
    • Valid driver’s license to operate a golf cart on the property.
    Compensation and Benefits

    The hourly range for this role is $22-$25.

    Additional Compensation

    • Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance.
    • On-site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
