CORE Realty Holdings is seeking an experienced Maintenance Supervisor
to oversee all maintenance operations at Arbour Commons Apartments
, a professionally managed apartment community in Westminster, Colorado.
This is an exciting opportunity for a hands‑on leader who is passionate about operational excellence, developing high‑performing teams, and creating an exceptional resident experience. As the Maintenance Manager, you will oversee the day‑to‑day maintenance operations of the community, lead the maintenance team, manage vendors and budgets, and partner with the Property Manager to protect the asset while delivering outstanding customer service.

Leadership Responsibilities- Lead, mentor, coach, and develop the onsite maintenance team.
- Establish daily priorities and assign work orders to maximize productivity and service levels.
- Foster a culture of accountability, professionalism, safety, and exceptional customer service.
- Assist with hiring, onboarding, training, performance evaluations, and team development.
- Partner closely with the Property Manager to achieve community goals and maintain operational excellence.
- Oversee all maintenance operations, including service requests, preventative maintenance, inspections, apartment turns, and emergency repairs.
- Perform and oversee advanced HVAC, plumbing, electrical, appliance, drywall, painting, carpentry, and general building repairs.
- Ensure apartment homes are completed on schedule and meet CORE quality standards before move‑in.
- Conduct routine inspections of apartment homes, common areas, amenities, building exteriors, roofs, parking lots, and mechanical equipment.
- Maintain exceptional curb appeal and ensure the community remains safe, clean, and well maintained.
- Respond to emergency maintenance situations and support the rotating on‑call schedule.
CORE Realty Holdings utilizes Yardi Maintenance IQ to manage maintenance operations.
The Maintenance Manager is expected to lead by example by ensuring the team consistently utilizes Maintenance IQ to:
- Manage work orders
- Complete inspections
- Document apartment turns
- Upload repair photos
- Track preventative maintenance
- Monitor technician productivity
- Maintain accurate maintenance documentation and compliance records
Technology adoption, documentation accuracy, and operational consistency are essential expectations of this role.
Budget & Vendor Management- Manage the annual maintenance budget while controlling operating expenses.
- Order materials, maintain inventory levels, and oversee purchasing.
- Coordinate outside vendors and contractors while ensuring quality workmanship and contract compliance.
- Assist with capital improvement projects and long‑term asset preservation initiatives.
- Identify opportunities for operational efficiencies and cost savings without compromising quality or resident satisfaction.
- Ensure compliance with OSHA standards and all company safety policies.
- Maintain life safety systems and required inspections.
- Ensure compliance with all federal, state, and local regulations.
- Maintain accurate maintenance records and regulatory documentation.
- Promote a safe working environment for employees, vendors, and residents.
- EPA Certification
- Minimum of 5 years of apartment maintenance experience
- Minimum of 2 years of maintenance supervisory or leadership experience
- Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general building maintenance
- Excellent leadership, organizational, communication, and problem‑solving skills
- Valid driver's license and reliable transportation
- Ability to lift up to 75 pounds and work indoors and outdoors in varying weather conditions
