Job Purpose
Responsible for completing make-readies and work orders for individual units and maintaining the overall condition of the facility, including interior, exterior, and grounds. Ensures the proper functioning of mechanical systems and supports a safe, clean, and well-maintained environment.
Duties & Responsibilities
?
Complete make-readies for units within 7–10 days of move-out.
?
Perform work order requests for occupied units in a timely manner.
?
Coordinate materials and supplies with the supervisor and update inventory as items are used.
?
Conduct routine interior and exterior property maintenance; perform property walks.
?
Inspect emergency lights weekly and report any issues.
?
Perform light janitorial tasks as needed (e.g., spills, vacuuming, sweeping entryways).
?
Empty trash and prepare for scheduled pickups.
?
Remove snow from sidewalks and apply ice melt as needed.
?
Accompany pest control vendors during property visits.
?
Assist with inspections and accompany the property manager as requested.
?
Participate in after-hours on-call as needed.
?
Provide support with make-readies or work orders at any Mennonite Housing property as needed.
?
Other duties as assigned.

Maintain target turnover of make-readies.
?
Perform work order requests in a timely fashion.
Physical Activities & Requirements
?
Ability to sit, stand, walk, bend, stoop, climb ladders, and perform physical tasks for extended periods as needed.
?
Ability to lift, carry, push, or pull up to 50 lbs. safely.
?
Ability to perform tasks both indoors and outdoors in various weather conditions.
?
Basic janitorial and manual labor tasks, including cleaning, snow removal, and minor repairs.
?
Good vision and hearing to perform inspections, operate equipment, and communicate effectively.
?
Must possess a valid driver’s license and maintain a clean driving record.
?
Ability to respond to after-hours calls and participate in on-call rotation as required.
Qualifications
?
Two (2) years of property maintenance or related experience preferred.
?
Strong problem-solving and troubleshooting skills.
?
Excellent communication and teamwork abilities.
?
High attention to detail.
?
HVAC and plumbing experience preferred.
