JOB DESCRIPTION SUMMARY
The Maintenance Technician performs work involving the skills of two or more maintenance or craft occupations to maintain the machines, mechanical equipment, and/or the structure(s) on the property. Maintenance Technician duties may include repairing electrical or mechanical equipment, installing, aligning, and balancing new equipment and repairing the interior of buildings or furniture. Other necessary activities as directed.
RESPONSIBILITIES- Monitor radio calls between/withthedispatchofficeandassist/respondasneeded.
- Complete all work orders or projects in a timely and efficient manner (i.e., guest calls and routine maintenance).
- Repair and/or replace defective appliances.
- Perform routine preventive maintenance to ensure that equipment continues to run properly, systems operate efficiently, and the physical condition of equipment does not deteriorate.
- Investigate complaints and resolves problems within any buildings on property that may have refurbishment opportunities.
- Maintainaccurateworkrecords and logs.
- Keepworkareascleanandwellorganizedandcompleteworkassignmentsinaneatand efficient manner.
- Maintainandcleanassigned golf carts.
- Ensure SDC Properties policiesandproceduresarefolloweddaily.
- Perform andcompleteallworkassignedsafelyandprofessionallyaccording to safety rules and regulations.
- Always maintain professional behavior towards guests, visitors and staff.
- Perform any other duties as requested to maintain the smooth operation of the Maintenance Department.
- High School
Diplomaor
GED required. - Two(2) years’ experienceinfacilitymaintenance
- HVACUniversal Certification preferred
- Hospitality experience preferred
- Knowledge of tools, materials, methods, and practices used in skilled and semi-skilled trade related to maintenance.
- Knowledge of occupationalhazardsandsafetyprecautionsandprocedures;proficient in the practice of.
- Knowledge offiresystemsandtheabilitytorespond to alarms.
- Ability tooperateheavyandlightpowerequipmentas needed.
- Ability towriteroutinereports,keep logs, and correspondence.
- Ability to comprehend, interpret, and apply rules and regulations in accordance with established policies and procedures; including, but not limited to safety rules, operating and maintenance instructions and procedure manuals.
- Ability toproblem-solveandmakedecisionsindividually and withinateam.
- Ability to assist and support others.
- Ability to communicate effectively,bothverballyandinwriting.
- Ability to followwrittenandverbalinstructionseffectively.
- Ability to multitask, follow-up, exhibit initiative and be a self-starter.
- Knowledge of Spinnaker Resorts and or the timeshare industry
Physical Demands:
While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands to handle or feel objects, tools or controls; reach with hands and arms; talk and hear and frequently required to climb stairs/ladders; balance; stoop, kneel, crouch, or crawl; smell. The employee must frequently lift, push, pull and/or move up to 50 pounds. Specific vision abilities usually required by this job include close, distance, color and peripheral vision, depth perception and ability to adjust focus;
to travel to other locations using private or company transportation. The employee can be required to stand 100% of the shift.

Working Conditions:
Fulltime position (8.5-hour day with minimum 30-minute break).
Various work schedule to include evening, weekend, and holiday hours. Occasional overtime may be requested
