Summary

Perform general maintenance/service repairs in the areas of plumbing, carpentry, electrical, painting, plastering, machinery upkeep, and preparing apartment(s) for occupancy. The position involves extensive work in occupied/vacant apartment units, common areas, and occasionally in building office settings. Occasional after-hours (on-call) maintenance emergencies may be required.

Essential Duties and Responsibilities
  • Participate in all maintenance projects.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
  • Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, blinds, and locks.
  • May, at times, be required to paint interiors and exteriors.
  • Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
  • May be required to assist in custodial work in common areas (sweeping, mopping, vacuuming, trash, cleaning windows, etc.).
  • Perform grounds work and snow removal as necessary.
  • Repair concrete, masonry, fencing, when required.
  • Perform limited extermination services when required.
  • Train subordinate employees, if necessary.
  • Participate in standby emergency schedule for evening, weekend, and holiday coverage.
  • Responsible for stock control and utilization of maintenance materials.
  • Assist the resident manager in scheduling quarterly apartment inspections.
  • Refurbish apartments prior to resident occupancy.
  • Schedule subordinate maintenance personnel and work orders, adhering to maintenance priorities.
  • Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, and purchase orders.
  • Perform scheduled maintenance on all equipment based on manufacturers’ recommendations and operating manuals.
  • Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
  • Ensure storage areas and entrances are secure and adequately lit.
  • Maintain knowledge of contracts and suppliers, their services and goods.
  • Assist in apartment check-in and checkout inspections.
  • Set up a well-organized on-site tool and equipment room and keep the area clean and free of clutter.
  • Maintain good working relations with tenants and adhere to guidelines including: scheduling visits in advance, leaving an entry slip if entry occurred during tenant absence, not disturbing tenant belongings, and cleaning up after completing tasks.
  • Furnish and maintain a full set of working tools to perform duties.

Requirements/Qualifications

Education and Experience:

  • Minimum 2 years of experience in the field or related area.
  • Some formal training or experience in carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, air conditioning.

Preferred:

  • High school diploma or GED.

Skills, Knowledge and Abilities:

  • Knowledge regarding water and gas meter cutoffs, apartment and fixture cutoffs, and sewer cleanouts.
  • Willingness to contribute beyond maintenance, e.g., janitorial, custodial, painting.
  • Ability to assist the Resident Manager in duties when necessary.
  • Knowledge of safety measures in area of specialty.
  • Ability to perform routine maintenance on equipment and determine when maintenance is needed.
  • Ability to repair machines or systems using appropriate tools.
  • Ability to diagnose operating errors and determine corrective actions.
  • Ability to install equipment, machines, wiring, or programs to meet specifications.
  • Ability to determine tools and equipment needed for a job.
  • Monitor gauges, dials, and indicators to ensure proper machine operation.
