Position: Area Maintenance Manager (Contract)

The organization is focused on creating affordable housing solutions. With a dedicated board of directors composed of professionals from fields such as community development, social work, health services, and housing, New H.O.P.E. CDC aims to uplift communities and create lasting, positive impact.

Role Description

We are seeking an experienced and detail-oriented Area Maintenance Manager to join our team in Wilmington, NC. This is a full-time, on-site contract role that involves overseeing the maintenance operations of residential housing units, including ensuring timely repairs, scheduling preventive maintenance, inspecting facilities, and managing maintenance staff. The Area Maintenance Manager will also ensure compliance with safety and operational standards while maintaining strong relationships with vendors, contractors, and community members.

  • EPA Section 608 Certification (Universal preferred)
  • HVAC Certification
  • CPO (Certified Pool Operator), if applicable to property amenities
  • Strong working knowledge of:
  • HVAC systems
  • Plumbing systems
  • Electrical systems
  • Appliances
  • Carpentry and drywall
  • Painting and flooring
  • Preventive maintenance best practices
Experience & Education Requirements
  • Minimum of 2–3 years of multifamily maintenance experience (apartments and/or townhomes).
  • At least 1 year of supervisory or lead maintenance experience preferred.
  • High school diploma or GED required; technical or trade school education preferred.
Preferred Qualifications
  • Strong Supervisory Skills with the ability to lead, train, and manage vendor teams effectively.
  • Proven expertise in Equipment Maintenance and Preventive Maintenance to ensure operational efficiency and long-term reliability.
  • Experience in Maintenance Management, including planning, organizing, and overseeing repair schedules and work orders.
  • Proficiency in performing hands-on Maintenance & Repair tasks across various systems and equipment.
  • Strong organizational and problem-solving skills, with attention to detail and the ability to prioritize multiple tasks.
  • Excellent communication skills for managing a variety of stakeholders, including staff, contractors, and residents.
  • Knowledge of local safety and compliance regulations is an advantage.
  • Prior experience in affordable housing or community development projects is a plus.
