The Senior Floating Maintenance Manager is responsible for providing regional maintenance leadership and operational support across a multifamily apartment portfolio. This position serves as a technical expert and floating resource for communities experiencing staffing shortages, work-order backlogs, unit turn demands, inspections, capital projects, emergencies, and other operational needs.

The Senior Floating Maintenance Manager oversees maintenance operations, supports and mentors Maintenance Managers and Service Technicians, manages capital improvement and renovation projects, assists with budgeting and vendor management, and ensures company standards are maintained across all assigned communities. This role requires extensive knowledge of HVAC, plumbing, electrical systems, appliance repair, construction management, and multifamily maintenance operations.

The ideal candidate is a hands-on maintenance leader who can quickly assess property needs, lead teams, solve complex maintenance issues, and travel throughout the portfolio as business needs dictate.

• Provide maintenance support and leadership throughout communities located in North Carolina, Virginia, and Georgia.
• Travel to assigned properties to address staffing shortages, vacancies, emergencies, inspections, special projects, and operational challenges.
• Assist properties with work-order completion, preventive maintenance programs, resident service requests, and unit turn performance.
• Conduct property inspections to identify maintenance deficiencies and ensure company standards are met.
• Ensure timely completion of service requests and apartment turnovers.
• Support communities during acquisitions, transitions, renovations, and stabilization efforts.

• Supervise, mentor, and support Maintenance Managers, Service Managers, and Service Technicians.
• Assist with employee training, development, coaching, and performance improvement.
• Promote accountability, safety awareness, customer service excellence, and operational consistency.
• Serve as a technical resource for troubleshooting difficult maintenance issues.
• Assist in planning and executing capital improvement projects.
• Coordinate renovations, property upgrades, rehabs, and construction-related projects.
• Develop project scopes of work and specifications.
• Solicit and evaluate contractor bids and vendor proposals.
• Monitor project costs, timelines, and quality standards.
• Conduct project inspections and ensure satisfactory completion.
• Assist with annual maintenance and capital budget development.
• Monitor expenses and identify cost‑saving opportunities.
• Obtain competitive bids and negotiate vendor pricing.
• Review contractor invoices, service agreements, and project costs.
• Maintain strong relationships with vendors, contractors, and suppliers.

• Ensure compliance with OSHA regulations, Fair Housing requirements, company policies, and local building codes.
• Conduct safety inspections and maintain a safe work environment.
• Respond to emergency maintenance situations when needed.
• Participate in rotating on‑call schedules and after‑hours emergency coverage.

• Minimum 5 years of apartment maintenance, facilities management, construction, or related building maintenance experience.
• Minimum 2 years of maintenance leadership, supervisory, or management experience.
• Experience managing multiple properties and maintenance teams preferred.
• Experience with capital projects, renovations, and vendor management preferred.
• Strong knowledge of multifamily housing maintenance operations.
