Role OverviewAs the Service Manager, you will coordinate the work of employees who repair and maintain buildings and facilities. You will prepare work schedules, assign work, and oversee the work product. You may be involved in new construction or modification of existing properties and will perform a variety of complicated tasks. You will be responsible for maintaining adequate inventory of supplies for repairs and for monitoring the monthly maintenance budget.
You will exhibit a strong commitment to the service needs of both internal and external customers and represent the company in a professional and courteous manner.
- Use independent judgment to complete maintenance employee schedules and communicate assignments to maintenance staff.
- Participate in site staffing needs with the Community Manager.
- Assess training needs of employees, provide input for needed training programs, and coordinate and schedule appropriate training.
- Provide safety and skill training for all maintenance employees and assist with completing written property safety audits.
- Perform daily property and grounds inspections to identify needed maintenance and liability hazards.
- Ensure all repairs or replacements are assigned and completed within company standards, including interior and exterior rehabilitation and construction projects.
- Assist with monitoring resident satisfaction and follow up on results by property maintenance staff.
- Understand and comply with OSHA and all other safety requirements, as well as federal, state, and local code and internal policies.
- Employ knowledge of mechanical methods, practices, and tools to inspect, maintain, install, repair, replace, and clean equipment, including sourcing and installing new equipment.
- Assist in ensuring that established preventive maintenance programs are implemented, followed, and documented per BH program guidelines.
- Ensure team understanding and compliance with the company’s policies and procedures.
- Maintain and secure all property‑issued tools.
- Share on‑call responsibilities, including inclement weather conditions, with the maintenance team and respond to resident requests per company standards.
- Perform other duties as assigned.
- Minimum of four years of progressive maintenance and safety experience.
- Experience managing up to 299 units in a single community.
- Advanced computer skills and industry‑specific technology to coordinate and respond to resident/management requests.
- Capability to perform manual, task‑oriented work independently and prioritize tasks, including assigning tasks to the team.
- High school diploma is a plus.
- Required certifications: EPA Core, Type I Appliances, Type II HAVC, Certified Pool Operator. Must provide own industry‑specific hand tools.
