Maintenance Technician

We have an immediate need for a full-time Maintenance Technician to join our team at The Arbella at Bramble Hill, one of United Group's newest Active Adult (55+) apartment communities, currently in the construction stage in Worcester, MA.

Major Tasks +

Key Responsibilities:

  • Assesses and prioritizes all maintenance work to be performed on assigned site
  • Maintains inventory of equipment, tools, supplies, and work materials
  • Completes daily work schedules for routine maintenance duties
  • Completes maintenance work orders as assigned
  • Ensures quality of work duties performed
  • Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern
  • Maintains a working knowledge of all utility sources and supply lines
  • Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation
  • Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned
  • Handles emergency situations that may arise and communicates all details of the incident to the Property Manager
  • Performs all phases of snow removal from all needed areas and maintains all appropriate equipment
  • General maintenance experience include painting, drywall, plumbing, electrical, mowing, plowing, etc.
  • Will be available for after hours on-call as necessary
  • Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees
  • Special projects and other responsibilities may be determined

Janitorial:

  • Clean and maintain common areas such as lobbies, hallways, stairwells, elevators, and laundry rooms
  • Sweep, mop, and vacuum floors in all shared indoor spaces
  • Empty and sanitize trash and recycling bins in public areas and outside entrances
  • Disinfect high-touch surfaces (elevator buttons, door handles, railings) regularly
  • Clean and restock supplies in public restrooms (toilet paper, soap, paper towels)
  • Maintain cleanliness of front entrances, vestibules, and building exterior walkways
  • Dust and wipe down mailboxes, baseboards, light fixtures, and lobby furniture
  • Clean interior glass doors, mirrors, and lobby windows
  • Remove litter and debris from exterior property grounds

Job Overview + Requirements:

  • Job Type: Maintenance Technician; $25 per hour
  • Work Hours:

    Full Time;
    Monday through Friday 8:00am – 4:30pm (weekend hours required as needed)
  • Training for Position: preventative maintenance, safety, and related
  • Physical Requirements:

    standing, kneeling, lifting, carrying, painting

  • Required Experience:

    Minimum 1 – 2 years of experience in residential property maintenance
  • Current and Valid Driver's License required
  • Qualities:
    Demonstrates integrity on a personal and professional level;
    Ability to solve problems involving maintenance, safety, and challenging situations
