Position Overview

This Service Technician role performs technical and mechanical work to ensure that the physical aspects of the building, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality. The position is scheduled Sunday–Thursday with Friday and Saturday off, and on‑call requirements during evenings, weekends, and holidays.

Key Responsibilities
  • Complete assigned work orders from resident service requests and routine preventive maintenance by diagnosing problems and making repairs in accordance with company policies, safety standards, and code requirements.
  • Execute the make‑ready process to prepare vacant apartments for leasing, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, performing maintenance tasks, and inspecting completed work.
  • Access and obtain materials, supplies, equipment, and tools from the maintenance department by tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
  • Complete documentation and paperwork in a timely, accurate, and complete manner so that service requests are appropriately tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, cleaning, pressure‑washing areas, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and using tools and equipment correctly.
  • Other Responsibilities
  • Attend and participate in routine safety meetings, complete required OSHA training and other safety trainings, and report accidents and incidents promptly and accurately.
  • Inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.
  • Conduct routine and periodic property inspections to identify safety and risk concern, maintain property repair, and communicate physical needs to management.
  • Physical Demands

    Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Push, pull, lift, carry or maneuver up to 25 pounds independently and 50 pounds with assistance. Occasionally travel to assist other properties or attend training.

    Required Licenses and Certifications
    • EPA certifications type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
    • All certifications required by state and local jurisdictions.
    • Valid driver’s license to operate a golf cart on property, if applicable.
    Compensation and Benefits

    Hourly range: $25.00 – $30.00 (Mountain View). Base salary may qualify for quarterly or annual bonus programs for corporate positions, and weekly, monthly, or quarterly bonus programs for onsite property positions.
