Position: Maintenance Technician I - Property Management

We are seeking a reliable and motivated Maintenance Technician I to support the daily maintenance operations of our newly built housing community serving low-income individuals, adults with disabilities, and young adults who were formerly homeless. This position is responsible for assisting with general maintenance repairs, unit turnovers, preventative maintenance, and ensuring the property remains safe, functional, and welcoming to residents. The ideal candidate values teamwork, professionalism, and takes pride in helping maintain a supportive living environment for the community.

Responsibilities
  • Maintain physical condition of the property.
  • Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and the Operating and Maintenance Manual.
  • Vacant unit turn-over maintenance as directed by the Facilities Manager.
  • Occupied unit maintenance as specified by the Facilities Manager.
  • Preventative maintenance as specified by the Facilities Manager.
  • Perform routine maintenance as directed by the Community Manager.
  • Periodically inspect units, buildings, and common areas, performing repairs as needed.
  • Physically walk the property daily and remove litter, debris, pet droppings from the grounds.
  • Maintain all exterior plant material including grass, trees, shrubs, etc.
  • Notify the Facilities Manager of any diseased, dying, or dead landscape plantings.
  • Check and replace exterior lighting on a regular basis.
  • Shovel snow, utilize snow blower and use sand as needed to prevent slick conditions.
  • Repair flooring (stretching carpet, tile repairs).
  • Perform sheetrock repairs.
  • Perform minor electrical repairs.
  • Perform minor plumbing work such as cleaning stoppages, replacing fittings.
  • Replace broken glass, screens, fixtures, appliances, window coverings and locks.
  • Perform painting of apartments as needed.
  • Assist contractor with water and sewer line repairs.
  • Custodial work in community rooms and common areas (sweeping, mopping, vacuuming, emptying trash and cleaning windows).
  • Repair fencing when required.
  • Clean vacant units; receives priority of work to perform from the Community Manager or the Facilities Manager.
  • Care and timely maintenance of all equipment entrusted to the employee.
  • Maintain maintenance and cleaning supplies and request re-ordering of those supplies in a timely manner.
  • Always maintain awareness of proper safety precautions.
  • Wear support belt, use safety equipment (goggles, masks, gloves) as tasks dictate.
  • On-call for emergencies.
  • Be aware of all utility shut offs; shutting off immediately as needed in the event of fire or flood.
  • Make sure storage areas and entrances are locked, and adequate lighting in those areas is maintained.
  • Have knowledge regarding contracts and suppliers, their services, goods, and prices.
Qualifications

The following requirements are normally required for the performance of this position. Physical Requirements

Must be able to climb stairs and ladders and reach heights of 8 feet with aid of a ladder. No fear of heights (24 feet or more). The employee must regularly lift and/or move up to 50 pounds. Physical demands include standing, walking, bending, moderate exertion, talking and hearing. Vision requirements include close, distance, color, peripheral, depth perception and ability to adjust focus.

  • Education
    :
    High School Diploma or General Equivalency Diploma (GED), preferred.
  • Experience
    :
    Prior maintenance experience or experience in a related field.
  • Special Skills
    :
    • Working knowledge of building maintenance.
    • Basic technical knowledge of mechanical, electrical, plumbing, and general carpentry.
    • Adherence to EPA and OSHA regulations governing hazardous materials.
    • Ability to utilize tablet/computer for work orders.
    • Self‑motivated; able to work independently with minimal supervision.
    • Ability to work well with people from diverse backgrounds.
    • Read and comprehend simple instructions and short correspondence. English and Spanish preferred.
