We are seeking a dependable and detail‑oriented Janitor to help maintain a clean, safe, and welcoming environment at our newly built 73-unit housing property. This community is designed to support low‑income individuals, adults with disabilities, and young adults formerly homeless. The Janitor will be responsible for the cleanliness and upkeep of common areas, assisting in creating a respectful and comfortable living environment for residents and visitors.
Responsibilities- Report any maintenance problem areas as soon as possible
- Maintain appliances and plumbing
- Clean appliances
- Empty and sanitize trash cans
- Pick up trash
- Vacuum carpets
- Sweep and mop hard surface floors per the manufacturer approved methods
- Wash windows (interior/exterior)
- Check and replace exterior lighting on a regular basis
- Physically walk the property daily and remove litter, debris, pet droppings from the grounds
- Shovel snow, utilize snow blower, and use sand as needed to prevent slick conditions
- Blow leaves from the parking lot
- Assist with painting, as directed
- Assist in inventory control of all janitorial equipment and supplies
- Always maintain awareness of proper safety precautions
- Be on-call for emergencies
- Be aware of all utility shut‑offs; shut off immediately as needed in the event of fire or flood
- Make sure storage areas and entrances are locked, and adequate lighting in those areas is maintained
- Perform other duties as assigned
- Physical Requirements:
- Standing, walking, bending, lifting or performing other work requiring moderate physical exertion, talking, and hearing on a regular basis (up to 90% of the time)
- Climb stairs and ladders and reach heights of 8 feet with the aid of a ladder; no fear of heights (24 feet or more)
- Regularly lift and/or move up to 50 pounds
- Vision abilities: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus
- Education:
- High School Diploma or General Equivalency Diploma (GED)
- Experience:
- Prior janitor experience or experience in a related field
- Special
Skills:- Working knowledge of building maintenance
- Adhere to relevant laws and EPA and OSHA regulations governing handling, storage, and disposal of hazardous materials
- Ability to use a tablet and/or computer to complete work orders in the property management software
- Self‑motivated and able to work independently with minimal supervision
- Work well with people from diverse social and economic backgrounds
- Read and comprehend simple instructions and short correspondence;
English and Spanish preferred - Basic math (addition, subtraction, multiplication, division)
- Receive and follow written instructions
- Bilingual: English/Spanish preferred, but not required
- Licensure, Registration, Certification:
- Valid Washington State driver’s license and minimum required liability insurance for WA State
- Proof of Hep B vaccination record
