McKinley is seeking an experienced and hands-on Maintenance Supervisor to oversee one of our largest apartment communities of 700+ units in Ypsilanti, MI.

The Maintenance Supervisor provides hands‑on leadership while overseeing daily maintenance operations, safety compliance, budgeting, vendor coordination, and team development. Success in this role means maintaining beautiful and efficient communities while fostering a culture of accountability, teamwork, and exceptional customer service.

Location: Ypsilanti, MI (In-Person)
Compensation: $75,000-$90,000 annually plus bonus potential

Position Summary

The Maintenance Supervisor directs and coordinates on‑site maintenance staff and vendors to maintain the physical integrity of a large, 700+ unit multifamily apartment community
. This position plays a key leadership role in budgeting, safety compliance, preventative maintenance, staff development, and resident satisfaction.

This is a working supervisor role and includes on‑call and snow removal responsibilities.

Key Responsibilities
Property & Facilities Management
  • Ensure all physical aspects of the property meet company standards, applicable laws, housing codes, and OSHA safety requirements.
  • Oversee maintenance and repairs including HVAC, electrical, plumbing, carpentry, drywall, painting, appliances, pool operations, exterior structures, and more.
  • Manage maintenance operations and service demands associated with a 700+ unit multifamily residential apartment community
    .
  • Perform walk‑through inspections of vacant and occupied units to assess repairs, damages, and chargebacks.
  • Prepare vacant units for market‑ready condition.
  • Maintain exterior lighting, preventative maintenance programs, lock repairs, caulking, and other general maintenance tasks.
  • Maintain required documentation including MSDS logs, HVAC recovery logs, emergency procedures, injury reports, and maintenance records.
Leadership & Team Management
  • Supervise, direct, and develop a team of maintenance staff members.
  • Interview, hire, train, evaluate, reward, and discipline employees in accordance with company policies and applicable laws.
  • Plan, assign, and schedule work orders efficiently across a high‑volume multifamily community
    .
  • Analyze workflow, estimate labor hours, and adjust procedures to meet production schedules.
  • Provide after‑hours and emergency on‑call coverage.
  • Foster a culture of safety, accountability, and high performance.
Budget & Inventory Control
  • Monitor monthly maintenance budgets and control expenditures.
  • Requisition tools, equipment, and supplies; evaluate vendors and pricing.
  • Establish and manage inventory control systems.
Customer Service & Compliance
  • Respond promptly and professionally to resident service requests.
  • Document all resident interactions.
  • Maintain knowledge of Equal Housing Opportunity laws.
  • Ensure full compliance with workplace safety standards and procedures.
Qualifications
Experience & Education
  • Minimum 7 years of multifamily residential apartment maintenance experience
    .
  • At least 2 years of multifamily maintenance supervisory experience
    .
  • Required experience leading maintenance operations for a large‑scale apartment community of 700+ units OR regional/multi‑site multifamily maintenance experience overseeing multiple apartment communities with a comparable or greater combined unit count.
  • Experience must be within multifamily residential apartment communities
    . Commercial, industrial, manufacturing, warehouse, hospitality, and other non‑multifamily facilities experience alone will not meet the experience requirement for this position.
  • Proven experience managing high‑volume work orders, unit turns, preventative maintenance, resident service, staffing, vendors, and emergency maintenance within a large multifamily environment.
Certifications
  • Holds an HVAC certification.
  • Valid driver’s license and reliable transportation required.
Skills & Abilities
  • Strong leadership, problem‑solving, and decision‑making skills.
  • Ability to effectively lead maintenance operations within a 700+ unit multifamily community

  • Ability to read and interpret safety rules, manuals, and procedures.
