Colonial American Development Corporation (CADC) was founded by George J. Kontogiannis in 1971 as a development, general contracting, and management firm with headquarters in Columbus, Ohio. Initially, CADC concentrated on multi-family housing financed through various HUD programs (e.g., Sections 236, 221d3, 8, 221d4, 220, etc.). We own and operate thirty-nine such projects located throughout Ohio and West Virginia. In addition, CADC has developed and built six Farmers Home Section 515 apartment projects, of which one is a Low Income Housing Tax Credit (LIHTC) property.
JOBSUMMARY
We are currently looking for a Maintenance Technician for our Mapleview/Colony Terrace Apartment complex in Zanesville. This is an affordable community (section
8) with a mix of 248 family units and 100 senior units. This position will work under a Maintenance Supervisor and is responsible for ensuring the property, grounds, and equipment are safe, orderly, and visibly appealing. The right person will be self-motivated, be able to work as part of a team, provide outstanding customer service, and take immense pride in their work.
- Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.
- Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
- Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or lawn maintenance.
- Conduct walk-throughs of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
- Prepare for inspections.
- Be available for quick response per company policy when on-call.
- Attend staff meetings as required or requested.
- Other responsibilities as assigned by Manager or Property Supervisor.
- Minimum of 2 years of experience.
- HVAC experience/certification a plus.
- Must have a valid Driver's License (copy of valid license will be required for personnel file).
- Demonstrated ability to manage multiple and complex operational matters on a daily basis.
- Excellent interpersonal skills and oral presentation skills.
- Possess exemplary customer service skills and help retain existing residents through great service.
- Responsible for being on-call/taking emergency calls as needed seven days a week (on-call schedule will vary)
- Computer literate and technology savvy preferred.
- High school diploma.
