Job OverviewThe Assistant Chief Engineer (Asst. Head Janitor) assists the Chief Engineer (Head Janitor) in maintaining the physical integrity of the property. This position is very hands‑on and involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Assistant Chief Engineer will carry out assigned duties in a safe manner and perform other duties as requested by the Chief Engineer or Property Manager.
In the absence of the Chief Engineer, the Assistant Chief Engineer will assume all maintenance responsibilities.
- Performs assigned work order repairs, emergency and preventive maintenance. Responds quickly to emergency situations, summoning additional assistance as needed.
- Inspects, schedules, and performs minor and routine maintenance on all appropriate equipment as directed by the Chief Engineer or Employer on a regular basis.
- Works with Chief Engineer to monitor tenant move‑ins and move‑outs and, when directed, ensures all vacant units are market ready with detailed notes of inspections and work performed.
- Completes maintenance and repair records for all appliances, maintaining warranty information and using warranty for repair when applicable.
- Inspects and maintains all tools in excellent condition.
- Maintains knowledge of inventory levels of spare parts and supplies, and informs Chief Engineer of shortages.
- Assists in keeping grounds neat and free of trash. Keeps trash rooms clean and maintained.
- Identifies unsafe conditions and corrects them immediately, for example broken steps, open holes, broken/burned‑out exterior lights, broken door locks, inoperable smoke detectors, and gas leaks.
- Ensures cleaning of common areas, flooring, carpeting, public bathrooms, vestibule area, and entrance reflects a professional, safe, and appealing atmosphere.
- Abides by the Federal Occupational Safety and Health Act and any Federal, State, or Local rules or regulations.
- Assumes team leadership and project oversight as delegated by or necessary to assist the Chief Engineer.
- Participates in shoveling and removing snow, ensuring areas are salted and clear during winter.
- Changes locks and makes keys.
- Participates in the training of janitor helpers.
- Provides timely, attentive, upbeat service to residents and ensures their needs are met or explained in a manner that reflects positively on the company.
- Reacts quickly to emergency maintenance issues from tenants.
- Consults with clients to schedule preventive maintenance and other downtime to minimize interruption and inconvenience.
- Ensures compliance with Peak Properties company policy and federal and local regulations.
- Attends Peak meetings and/or connects with other Peak employees to share best practices.
- Maintains yearly certifications outlined by the union, fair housing guidelines, safety, and preventing harassment courses per Federal, State, or Local laws.
- Assists in moving abandoned furniture and other appliances to dumpster when necessary.
- Performs additional duties as assigned by Management.
- Lease‑up experience preferred.
- 3+ years’ experience in building & property maintenance.
- Certifications for HVAC, electrical, plumbing trade, or other applicable construction‑related field are a plus.
- Certifications/licenses as may be required by local or state jurisdictions.
- Universal CFC certification is required.
- Knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammable, caustics, and Freon.
- Strong working knowledge of planning, organization, and repair activities.
- Competence with and/or desire to learn and use systems/tools (Yardi, Outlook, Excel).
- Detail‑oriented and a motivated self‑starter.
- Ability to work independently.
- Strong level of organization and follow‑up.
- Ability to handle a large volume of work assigned.
- Ability to manage and resolve conflict.
- Effective communication skills, both oral and written.
- Reliability, responsibility, and good attendance.
- Ability to work in a team environment.
