Summary:
Service Technicians are responsible for the overall service and maintenance of one or more apartment complexes. Under the direction of the Service Manager (or Community/Property Manager), Service Technicians are responsible for the day-to-day maintenance operations of the community to include but not limited to: general maintenance and repairs, plumbing, electrical, basic carpentry, heating and cooling, and other building systems, general grounds/curb appeal management, and “make ready” renovations.
Essential Duties and Responsibilities:
- Ensure all service requests and repairs are made correctly and in a timely manner.
- Maintain an organized, clean and safe work area.
- Assist with monitoring inventory of parts and supplies at appropriate levels.
- Ensures the completion of service requests in 24 hours or per community policy.
- Communicate effectively with residents, fellow associates, vendors and supervisors.
- Work with Manager to maintain an effective preventative maintenance program and adhere to budget guidelines.
- Inspect grounds, buildings, and other community features as required to minimize liability concerns.
- Work with a team to ensure excellent “curb appeal” at all times.
- Assist with turnkey operations, if needed.
- Maintains and repairs buildings’ plumbing and electrical systems, including replacing worn or defective parts.
- Assists with moving furniture and unloading and storing supplies;
Exercises safety if needed to assist with moving heavy items, such as furniture/appliances, and unloading/storing supplies. - Operates snow removal equipment to maintain parking lots and sidewalks.
- Attend and participate in technical training programs to maintain personal skill level.
- Must be available (per One Wall Communities on-call policy) to respond to after-hours emergency requests at the community.
- Complete all One Wall University courses by the required deadline.
- Troubleshoots issues to determine necessary repairs.
- Performs general repairs that do not require specialized technicians.
- Perform other related duties as assigned.
