Position Overview

Lead Maintenance Technician – full‑time, on‑site position in Midtown Atlanta. You are responsible for all aspects of the ongoing maintenance of your property, including engineering tasks such as HVAC and drywall, inventory management, and communication with residents and guests. Your mission is to keep the entire property functioning safely and cleanly to ensure an unmatched experience for everyone on site.

Responsibilities
  • Assist your property leader and/or Area Chief Engineer in establishing engineering structures, implementing back‑end and access systems, programming back‑of‑house and storage spaces, and creating maintenance SOPs and preventive maintenance plans.
  • Respond to all work orders promptly and in accordance with SOPs to maintain resident/guest satisfaction.
  • Keep all mechanical, storage, and back‑of‑house areas neat and orderly.
  • Regularly inspect common areas, equipment, and systems to proactively prevent or fix issues before they affect the resident/guest experience.
  • Execute all preventive maintenance programs as scheduled.
  • Accomplish all unit turns and in‑house projects on time or better, in line with appropriate specifications.
  • Collaborate closely with front‑of‑house teams, Corporate HQ, vendors, and contractors to keep operations tight, functional, and focused on the best on‑site experience.
  • Manage workload of service requests and building maintenance in the absence of the Area Chief Engineer, prioritizing and delegating to team members as needed.
  • Maintain inventory of equipment and supplies, working with the Area Chief Engineer to assess property‑specific needs.
  • Assist with projects and tasks as required.
  • Help train new maintenance associates through shadowing and building‑specific tutorials.
  • Perform any additional duties and responsibilities as assigned.
Working Hours & Schedule

This is a full‑time position requiring work during the week, weekends, and holidays. The exact days of the week are rotational. Flexible scheduling (including 3‑ and 4‑day full‑time workweeks, location‑ and position‑dependent) is available to support work‑life balance.

Location & Compensation

Midtown Atlanta, on‑site. Hourly pay range: $32.50–$34.50.

Qualifications
  • High School or General Education Degree, or commensurate experience in maintenance/engineering.
  • Background in Class‑A residential buildings or hotels, or similar engineering operations.
  • Ability to perform a variety of repairs from start to finish without supervision.
  • Certificates in HVAC, building maintenance technology, or relevant fields (preferred).
  • Advanced understanding of general maintenance procedures and techniques.
  • Effective problem‑solving with strong written and verbal communication.
  • Hands‑on skill, patience, and strong multitasking ability.
  • Highly organized with the capacity to plan and execute onsite projects.
