Job Description
This position oversees and performs technical and mechanical work to ensure the community’s buildings, grounds, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities- Assist and complete work orders generated from resident requests for service and routine upkeep, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Oversee and complete the make‑ready process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Develop and maintain standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect company quality.
- Periodically inspect work performed by other service team members and contractors to assess effectiveness, verify quality, and develop corrective action plans as needed.
- Maintain adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies and tools within budgetary guidelines.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.
- Support cost‑cutting and expense‑control programs by fixing parts instead of replacing them when possible, avoiding wasteful use of materials and supplies, and properly using tools and equipment.
- Conduct scheduled safety meetings, ensure all MSDS sheets are current, and remain up‑to‑date on OSHA and other safety laws to maintain community compliance.
- Provide customer‑service skills, treating residents and others with respect, answering questions, responding sensitively to complaints, and completing work orders efficiently.
- High school diploma, GED, or related experience and training.
- Experience in property‑management maintenance, other building maintenance, or related trade.
- Must possess own hand tools (unless prohibited by state law) and be skilled in safe use of hand tools, power tools, other equipment, and measuring devices.
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and business contacts.
- Ability to read, write, and communicate effectively to represent company management and act as the first point of contact for internal and external personnel.
- Proficiency with internet, word processing, spreadsheets, and database programs to maintain records and support management.
- Proficiency with property‑management system is preferred.
- EPA certifications TypeI andII or Universal if required for sealed HVAC system work.
- All certifications required by state and local jurisdictions.
- Must work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- May need to push, pull, lift, carry, or maneuver weights of up to 25pounds independently and 50pounds with assistance.
- Local, routine travel may be required for meetings, training, or other duties.
- Must work a flexible schedule, including on‑call evenings, weekends, and holidays.
Hourly range: $32.00–$36.00. Additional compensation may include quarterly, monthly, or weekly bonus programs, depending on the role.
