Position Overview

This role oversees and carries out technical and mechanical work to ensure the interior and exterior of the community and its common areas meet Greystar's cleanliness, safety, appearance, and functionality standards.

Key Responsibilities
  • Assist and complete work orders from resident requests and routine upkeep by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversee and complete the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, procurement of supplies, maintenance tasks, and final inspection.
  • Develop and maintain standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar quality.
  • Periodically inspect work performed by service team members and contractors to assess policy effectiveness, verify quality, and develop corrective action plans as needed.
  • Maintain adequate inventory of spare parts and materials, ordering supplies and tools with the Community Manager while staying within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing budgets for regular repairs, maintenance, and capital projects.
  • Support cost‑cutting and expense control programs by repairing instead of replacing parts, avoiding waste, and using tools and equipment correctly.
  • Conduct scheduled safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other safety requirements to ensure compliance.
  • Show customer service skills by treating residents and others respectfully, answering questions, responding sensitively to complaints, and handling work orders efficiently.
Basic Knowledge & Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property‑management or building maintenance, or a related trade.
  • Must provide own hand tools unless prohibited by state law and be knowledgeable in the safe use and maintenance of hand tools, power tools, moving aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication to interact with residents, clients, team members, and other contacts, respond courteously, and remain calm when resolving issues.
  • Ability to read, write, and communicate effectively and act as a first point of contact for internal and external visitors.
  • Proficiency in internet, word processing, spreadsheet, and database programs; property‑management system experience preferred.
  • Mathematical skills for adding, subtracting, multiplying, dividing numbers, decimals, and fractions for financial, administrative, and legal documents.
Specialized Skills
  • EPA Type I and II or Universal certification if working on a sealed HVAC system; all state and local certifications required.
  • Valid driver’s license to operate a golf cart on property, if applicable.
Travel / Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas for extended periods.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights up to 25lb independently and 50lb with assistance.
  • Local routine travel to meetings, training, or other duties required for daily responsibilities.
  • Work a flexible schedule, including evening, weekend, and holiday on‑call duties.
Compensation and Benefits

Hourly range: $32.00–$36.00.

Additional Compensation:
Eligible for quarterly or annual bonus programs (corporate) or weekly, monthly, and/or quarterly bonuses (onsite).
