* The Critical Facility Technician II, HVAC is a hands-on mission-critical technician responsible for operating, maintaining, troubleshooting, and documenting mechanical infrastructure in a data center or similar critical-environment facility. This role supports high-availability operations where cooling, environmental controls, safety practices, and procedural discipline protect the critical load. The Level II technician performs preventive and corrective maintenance, responds to alarms and emergent issues, supports approved MOP/SOP/EOP execution, coordinates with vendors, and escalates risks to site leadership or senior technicians when required.

* + Ability to work in mechanical rooms, rooftops, data halls, exterior yards, and active construction or maintenance environments.

+ Ability to stand, walk, climb ladders, kneel, bend, and work in hot, cold, noisy, or confined environments as needed.
+ Ability to wear required PPE and comply with all safety and security requirements.
+ Ability to work rotating shifts, nights, weekends, holidays, overtime, and emergency call-ins as assigned.

** Responsibilities*
* + Operate, monitor, and maintain mission-critical HVAC and mechanical systems supporting data center uptime, including CRAC/CRAH units, AHUs, DX systems, chillers, cooling towers, pumps, humidification, economizers, leak detection, and related controls.
+ Perform preventive maintenance, corrective maintenance, daily rounds, assigned work orders, and approved emergency repairs without impact to the critical load or customers.
+ Use BAS/BMS, CMMS, and site monitoring tools to track alarms, environmental conditions, equipment status, work orders, readings, trends, and maintenance documentation.
+ Troubleshoot HVAC, mechanical, and controls issues within Level II scope; escalate abnormal conditions, risk, or work outside approved procedures to senior technicians or site leadership.
+ Execute MOPs, SOPs, EOPs, LOTO, permit-to-work, change-control, housekeeping, SDS, and safety requirements with strict procedural discipline.
+ Support emergency response, drills, incident documentation, vendor escorting, break/fix activities, commissioning support, and maintenance coordination while maintaining personnel safety and site availability.
+ Maintain accurate PM records, field service reports, CMMS updates, regulatory records, and customer-facing documentation in accordance with company, customer, EPA, city, state, and federal requirements.
+ Communicate professionally with customers, vendors, contractors, site leadership, and internal teams; support knowledge transfer, reliability improvement, energy efficiency, cost control, shift coverage, overtime, and other duties as assigned.
** Qualifications*
* + 3+ years of commercial or industrial HVAC experience, with strong troubleshooting ability on mechanical systems and controls.
+ Experience in data center, colocation, hyperscale, critical manufacturing, clean-room, hospital, telecom, utility, or similar critical-environment operations preferred; direct data center HVAC experience is highly valued.
+ Hands-on experience with CRAC/CRAH units, AHUs, DX systems, chillers, cooling towers, pumps, motors, BAS/BMS, and related mechanical infrastructure.
+ Ability to safely troubleshoot equipment using hand tools, meters, test equipment, OEM manuals, wiring diagrams, schematics, MOPs, and established procedures.
+ Working knowledge of MOPs, SOPs, EOPs, PM standards, CMMS documentation, LOTO, SDS, housekeeping, and mission-critical safety practices.
+ Mechanical aptitude with basic electrical competence, including three-phase motors, starters, VFDs, sensors, relays, and basic circuits.
