Seasonal Turn Assistant

Reports To: General Manager or Maintenance Supervisor

Job Type: Seasonal, On-site

Compensation: $10.00/hr

• Maintain an excellent customer service relationship
• Work with the maintenance team to ensure excellent curb appeal at all times
• Assist in the daily upkeep and cleanliness of office, clubhouse, and amenity areas
• Move, install or replace unit furniture
• Check and replace light bulbs as needed
• Check and replace filters as needed
• Perform touch-up paints for vacant and partially occupied units
• Ensure apartments have been properly caulked and sealed around windows, sink areas, toilets, bathtubs, and showers
• Work with the maintenance team to finish unit inspections
• Inspect exterior grounds and buildings, including breezeways daily
• Pick up trash on grounds
• Water flowers, plants, and shrubs as needed
• Maintain painting of curbs and speed bumps
• Sweep, blow, or pressure wash breezeways, parking lots, and common areas
• Keep storm drains free of debris
• Deliver and/or post correspondence, newsletters, and flyers
• Assist in the performance of all other turn events
• Adhere to company policies and dress code

• No specific level of education is required. High school diploma or equivalent preferred.
• Must be able to pass a background check.
• Must have reliable transportation.
• Must be able to use general cleaning equipment and tools (hand tools, paint equipment, ladders, cleaning chemicals, vacuums, blowers, hoses).
• Requires lifting and moving up to 75 pounds for trash and equipment, and for assisting maintenance tasks such as installing outside air conditioning units.
• Requires frequent bending and/or stooping when removing debris and trash from property grounds and performing other grounds-keeping and maintenance tasks.
• Requires the use of ladders and stepladders to access equipment and for maintenance tasks.
• Requires the ability to work outdoors in temperatures exceeding 90 °F or below 32 °F and to perform general groundskeeping and maintenance tasks without endangering themselves, residents, or employees.
