SUMMARY:

The Manager, Building and Grounds position is responsible for maintaining all buildings and grounds at The Carter Center through a combination of staff employees and external contractors. The role oversees staff, external contractors, preventive maintenance programs, building systems, grounds services, mailroom operations, safety-related facility needs, and operating and capital budgets for building and grounds. Responsibilities include oversight of building systems, HVAC, electrical and electronic controls, water and sewer systems, elevators, mailroom operations, landscaping, custodial coordination, contractor performance, building-related concerns, and capital maintenance planning.

This position is responsible for supervising one landscape crew leader, two (2) maintenance mechanics, mailroom clerk, a monthly volunteer landscaping effort, and oversees an external contractor.

The buildings and grounds consist of over 90,000 sq. ft. of buildings located at The Carter Center, the Kirbo Building, and the Highland Building, as well as 35+ acres of grounds. The work is funded from resources made available in the annual operating and capital budgets for the Center. The grounds include manicured lawns, wild spaces, a Japanese garden with two small lakes, a rose garden, an entry garden, acres of mature trees, outdoor artwork, and substantial parking and sidewalks.

JOB DESCRIPTION:

  • Management:
    Manages and oversees the operation, maintenance, repair, and long-term upkeep of building systems, grounds, and related services across multiple Carter Center properties.
  • Responsibilities include coordinating internal staff and external contractors; ensuring the safe, efficient, and reliable operation of HVAC systems, including air conditioning chilled water system, cooling towers, heating and ventilation systems, electrical and electronic controls, water and sewer systems, building utility equipment, elevator system, mailroom operations, and grounds maintenance; responding to workplace safety needs; supporting preventive maintenance programs; and ensuring work is completed in alignment with organizational standards, safety expectations, regulatory requirements, and available operating and capital resources.
  • Supervision:
    Supervises Maintenance Mechanics, Mail Clerk and Landscape Crew Leader.
  • Provides oversight, guidance, and training for in-house staff to meet the requirements of those positions and of the Center.
  • Determines staffing levels and skill sets required for all buildings and grounds staff.
  • Interior Maintenance:
    Manages requests from administrators and staff regarding maintenance, repairs, alterations (including painting), installations, material moves, transportation, mail distribution function, and custodial services, etc.
