Maintenance Mechanic Spec

Primary Duties and Responsibilities

• Performs skilled maintenance and repair work in one or more competency areas, including plumbing, electrical, HVAC, steam control, and related building systems and equipment.
• Troubleshoots and diagnoses problems with assigned equipment, systems, and buildings.
• Operates various electrical, mechanical, and plumbing equipment and systems to diagnose, repair, and maintain systems.
• Reads and interprets blueprints, drawings, schematics, and written technical documents related to general machinery, equipment, and building systems to locate problems and complete repairs accurately.
• Shuts down equipment prior to scheduled repairs, as necessary.

• Performs preventive maintenance on related equipment, buildings, and building systems to ensure safe and proper operations.
• Operates and maintains building equipment and systems, including vacuum systems, control air systems, building air systems, emergency generators, electrical distribution systems, liquid pumping systems, steam systems, air handling systems, hot and cold water systems, natural gas systems, and fuel oil systems.
• Monitors assigned equipment and building systems to support reliable operations and identify repair or maintenance needs.

• Provides guidance to maintenance mechanics and assists with assigning and scheduling work.
• Picks up and distributes work assignments and gives direction to ensure work orders are completed accurately and in a timely manner.
• Schedules, monitors, and directs workflow to maintain efficient and timely services.
• Observes and reviews work produced by staff to maintain quality, efficiency, and compliance with departmental standards.
• Interprets departmental and organizational policies and procedures for staff to ensure consistent practices.

• Provides training and instruction for staff.
• Assesses training needs, prepares materials, and shares knowledge and expertise on an ongoing basis.
• Reinforces proper procedures, safety practices, and technical standards for assigned maintenance work.

• Maintains records and files in accordance with departmental standards and applicable requirements.
• Interprets applicable regulations and supports filing and auditing procedures to ensure accuracy and compliance.
• Practices all applicable safety regulations and uses personal protective equipment as required.
• Supports compliance with applicable regulatory, safety, departmental, and organizational requirements.

• Responds to customer requests and complaints in a timely and appropriate manner.
• Identifies and records needs or problems and determines the best approach to resolve the situation following departmental guidelines.
• Performs other related duties as required.

• Associates degree or 4 years of maintenance experience in lieu of education

• 3+ years of experience in one of the competency areas of building maintenance with degree

• Valid Georgia driver's license and insurable driving record may be required for some positions

• Licensure - Supporting licensure in building maintenance or related competency area
  
  Physical Requirements:

PHYSICAL REQUIREMENTS (Medium-Heavy): 36-75 lbs., 0-33% of the workday occasionally; 20-35 lbs., 34-66% of the workday frequently; 10-20 lbs., 67-100% of the workday constantly; lifting 75 lbs. max; carrying of objects up to 35 lbs.; occasional to frequent standing and walking; occasional sitting; close eye work including computers, typing, reading, and writing. Physical demands may vary depending on assigned work area and work tasks.

Environmental Factors:
Factors affecting environmental conditions may vary depending on the assigned work area and tasks. Environmental exposures include, but are not limited to: blood-borne pathogen exposure; bio-hazardous waste; chemicals, gases, fumes, and vapors; communicable diseases; electrical shock; floor surfaces; hot and cold temperatures; indoor and outdoor conditions; latex; lighting; patient care and handling injuries; radiation; shift work; and travel. Use of personal protective equipment, including respirators, may be required.
