Facilities Assistant - HMII
Location: Chicago, IL 60621
Pay: $20.50 - $24.60 per hour ($42,640 - $51,168 annually)
Schedule: Full Time, Non-Exempt (40 hours/week)
Work Arrangement: On-site

Position Summary: The Facilities Assistant maintains cleanliness of the property, including indoor and outdoor spaces. This role works closely with the Property Manager, and collaborates with HMII maintenance staff to complete light maintenance tasks, unit turnovers, and work requests while ensuring quality and timely service for residents.
What You’ll Do- Perform painting tasks, including surface preparation, touch-ups, and repainting of units and common areas as needed to maintain a clean and presentable appearance.
- Clean and sanitize restrooms, offices, common areas, hallways, and other assigned spaces. Sweep, mop, vacuum, and wax floors; clean windows, walls, and fixtures.
- Collect and dispose of trash and recycling according to procedures.
- Work closely with office staff to ensure that apartment units are ready for showing and for resident move‑in, according to property rent‑ready standards and as scheduled.
- Maintain outdoor areas including mowing, trimming, edging, leaf removal, and snow/ice removal as needed.
- Wear and use safety equipment as required. Under the direction of the Property Manager, complete safety inspections and adhere to company key control policies.
- Perform light maintenance tasks such as changing light bulbs, replacing filters, tightening hardware, minor painting, and basic repairs following lead instructions.
- Comply with all federal, state and local safety regulations, including OSHA, EPA, Workers Compensation and Hazard Communications. Ensure that all hazardous materials are properly labeled, stored and handled.
- Monitor building conditions and report maintenance or safety issues to appropriate personnel. Set up and break down rooms for meetings or events as required.
- Safely operate cleaning equipment, hand tools, and basic power tools.
- Strictly adhere to the property key control policy, changes locks, cuts and dispenses keys.
- Under the direction of the Property Manager, regularly inspect property for safety and security issues, including, but not limited to non‑functioning lights, ground and trip hazards, broken fences, exposed wiring, potholes and sewer line breaks.
- Adhere to customer service standards. Work to ensure that resident maintenance issues are dealt with in a timely manner and that proper follow‑through is done.
- Follow all safety guidelines and use cleaning chemicals properly.
- Assist in completing work orders under the direction of the Property Manager or lead staff.
- Full‑time, in‑office position averaging 40 hours per week.
- Valid driver’s license required.
- Community‑based travel required for property maintenance requests.
- Ability to lift up to 50 lbs.
- Physical demands include manual labor, use of tools and equipment, and frequent movement throughout the property. Regular lifting, bending, climbing, and standing are required, along with ongoing communication with staff and residents.
Required:
- High School Diploma (or equivalent) is required. Must be able to read, write and communicate English fluently.
- Previous janitorial, custodial, or facilities experience preferred.
- Basic knowledge of cleaning methods, tools, and materials.
- Must be able to successfully and effectively communicate with a variety of personnel.
- Ability to perform light maintenance and grounds keeping tasks.
- Ability to work independently and manage time effectively.
- Physical ability to lift, bend, stand, and work indoors and outdoors in varying conditions.
