Operates and maintains the building mechanical equipment, including high pressure boilers, safely, efficiently and reliably to avoid unscheduled shutdowns, to provide comfortable conditioned ambient space and extending the useful life of the equipment.
Essential Job Functions- Operates building HVAC equipment, including high pressure boilers, and all heating and ventilating equipment, assuring a properly-controlled climate.
- Tests and analyzes water sampling to maintain the water treatment programs.
- When stationed in the Control Room, monitors control panels, meters, gauges and alarm panels.
- Utilizes computerized building automation, manual valves and switches to operate systems.
- Inspects all mechanical room systems and equipment on daily rounds.
- As on-call mechanic assignment, responds to in-house service calls.
- Performs preventive and corrective maintenance on the hospital’s mechanical HVAC production and distribution systems, lighting and life safety systems.
- Maintains inspection and testing records.
- Evaluates the condition of electrical systems and recommends repair or replacement actions.
- Documents off‑normal incidents.
- Coordinates maintenance with outside contractors.
- Responds to emergency malfunction events, assesses the situation, and takes action to stabilize the situation to avoid further damage and make it safe.
- From blueprints and diagrams plans, estimates and recommends materials and costs to repair or install new mechanical systems and equipment and installs such devices.
- Identifies deferred maintenance in building utility systems serving areas affected by proposed construction projects.
- Reviews construction plans and suggests possible service tie‑in and routing locations.
- Traces out proposed utility service shutdowns to identify affected areas and activates service shutdowns and reactivations.
- Reviews the building systems installation by outside contractors and records deficiencies on punch list.
- Participates in system start‑up, training and commissioning.
- Utilizes and maintains tools and instruments associated with the HVAC operations and maintenance trade.
- Maintains mechanical supply and parts inventories, fills out purchase requisitions.
- Records time and materials expended on computerized work order system.
- Following manufacturer and regulatory specifications, reviews and updates building systems and equipment preventive maintenance records and schedules.
Skills and Abilities
- A high school or trade school diploma or equivalent with coursework in math, science, reading blueprints and equipment schematics is required.
- Current City of Chicago stationary engineer license is required for positions located in Chicago where high pressure steam is required; for positions not located in Chicago, a City of Chicago stationary engineer license is preferred, and other Stationary Engineer Licenses will be considered.
- A minimum of two years previous experience as a licensed stationary engineer engaged in the operation of high pressure boilers is required.
- Experience in a health care or comparable institution is preferred.
- Working knowledge of building and life safety codes in health care occupancies with specific knowledge of city boiler operating codes is required.
- Valid driver’s license preferred.
- Knowledge of and practices personal safety, hospital infection control and life safety procedures is required.
- Utilizes personal protective equipment including eyesight, respiratory and hearing protective devices.
High School Diploma/GED (Required)
