Maintenance Technician II - Painter

Full‑time, 1st shift (Monday‑Friday, 06:00‑14:30). 40 hours per week.

$26.55 – $39.85 per hour.

• Perform facility and equipment maintenance per applicable codes and standards, documenting in the computerized maintenance management system (CMMS).
• Maintain, troubleshoot, and repair mechanical equipment—motors, pumps, conveyors, doors, fans, boilers, heat exchangers, controls, etc.—within defined parameters and with moderate guidance.
• Maintain, troubleshoot, and repair patient‑care equipment—beds, wheelchairs, carts, tables, etc.—that is not maintained by other departments.
• Maintain, troubleshoot, and repair mechanical/electrical systems—including pneumatic tube, HVAC, refrigerators/freezers, ice machines, commercial kitchen equipment, electrical, plumbing, piped medical gas systems, specialized water systems—within defined parameters and with moderate guidance.
• Perform routine to moderately complex general maintenance across grounds maintenance, carpentry, painting, and snow removal.
• Respond to emergencies such as leaks, floods, water outages, fires, power outages, or equipment failures, following directed or defined emergency response plans.
• Respond promptly to occupant requests, keeping them apprised of status for corrective actions and service requests.
• Conduct preventive maintenance and perform equipment safety checks.
• Inspect and repair fire doors, hardware, firewalls, and smoke partitions.
• Read blueprints and maintenance manuals to acquire necessary knowledge to complete assignments.

• Driver’s license required.

• High school diploma or GED equivalent.

• 2–4 years of experience in equipment maintenance.

• Basic computer skills (CMMS, building automation system, Microsoft Office).
• Good communication and interpersonal skills.

• Must be able to sit, stand, walk, lift, squat, bend, crawl, reach above shoulders, and twist throughout the workday.
• Must lift up to 15 lbs. from floor to overhead, up to 50 lbs. from floor to chest level, and up to 50 lbs. at waist height a reasonable distance.
• Must push/pull with 50 lbs. of force.
• Exposure to electrical and mechanical hazards; knowledge of safety precautions required.
• Position requires travel; may be exposed to road/weather hazards.
• Operate all equipment necessary to perform the job.
